LEASE AGREEMENT

THIS AGREEMENT s made and entered into at Bengaluru On this 27th day of February
Two Thousand Fifteen (26-02-2015) by and between.

Mr.ARUP SEH, owner of Ftat No D-10/03, Platinum City, # 2, Near CMTI, HMT Watch
Factory Road, HMT Link Road, Yeshwanthapura, Benga\uru-560 022. Hereinafter called the
”LESSOR" (which expression unless excluded by or repugnan t to the context or the meaning
thereof be deemed to include his heirs, successors legal representatives, transferees in
interest, nominees and assigns), of the ONE PART, AND

9632930641, Hereinafter called the “LESSEE” (which expression unless excluded by or
repugnant to the context or the meaning thereof be deemed to include its heirs, successors,
legal representatives, transferees in interest, nominees and assigns), of the oTHER PART.

WHEREAS the LESSOR is the absolute owner and in peaceful possession of


residential Flat No.D-10/03, Platinum City # 2, HMT Watch Factory Road, Yeshwanthapura,
Bengaluru-560 022, and hereinafter called the Schedule premises whereas the LESSEE is
search of a suitable accommodation for residence for a stipulated period of time approached the
LESSOR for accommodation to take on the lease, the Schedule premises.

The LESSEE has paid a sum of Rs.72,000/- (Rupees Seventy Two Thousand only)
refundable security deposit which shall not carry any interest. The deposit amount shall be
refundable to the LESSEE at the time of vacating the schedule premises. The Security Deposit,
which shall be refundable without interest to the LESSEE at the end of the tenancy subject to
any claims that the LESSOR may have against the LESSEE The said refund shall be made no
later than Fourteen (14) days after vacating the house and handing over keys by LESSEE to
LESSOR or his authorized representative.

WHEREAS the LESSOR has agreed to lease out said schedule premises to the
LESSEE on a monthly rent of Re.12,000/- (Rupees Twelve Thousand only) upon certain terms
and conditions which are wntten hereunder:-

NOW THIS AGREEMENT WITNESSETH AS UNDER:

1. That the LESSOR has agreed to give on lease the schedule premises to the LESSEE &
LESSEE has agreed to take on lease the schedule premises for a period of ELEVEN MONTHS,
upon the following terms

2. The LESSEE undertakes to pay a monthly rent of Rs.12,000/- (Rupees Twelve Thousand
only) per month excluding maintenance charge as rent for the premises, including the fixtures
and fittings and described in Inventory List attached herewith and for car parking space.

3. The rent shall deposited to the LESSOR's (Arup Sen) ICICI Banh A/c No.007801005026,
Malleswaram Branch, by Stti day of every monfh, starting from March 2015.

4. The tenancy month is English calendar month and the rent is payable before Fifth day of
each month.

5. On the expiry of the lease, the LESSEE shall be entitled to have an option to renew the lease
for further period of 11 months mutually agreeable to the LESSOR and the LESSEE.

6. The tenancy of the schedule premises may be terminated by LESSEE, giving the
LESSOR notice of one month or vice versa.

7. In the event of any delay in payments of rents, the LESSEE shall pay interest calculated at
1% per month on all arrears of rents for the delayed period.

This is also understood and agreed upon both by the LESSEE and the LESSOR that during the
term of occupancy, by the LESSEE the LESSEE shall abide by the following

1 Pay the following directly to the concerned apart from the rentals to the LESSOR:
i. the electricity and water charges as per monthly billing, sewer fees, gas and
telephone charges as applicable.
ii. any other maintenance charges or running cost as levied from time to time by
Platinum City during the tenancy period.

2 The LESSEE shall not use the schedule premises for any illegal or immoral purposes.

3. The LESSEE is not permitted to carryout any physical alterations to the schedule premises to
suit its requirement.

4 The LESSEE shall keep the schedule premises in good and tenantable conditions and
shall be responsible for the day to day maintenance of the schedule premises and is bound to
keep the same in the shape and condition in which it was given by the LESSOR to the LESSEE.
This will be become one of the prime considerations in renewal of the said lease after the first

5 To take due and proper care of the said premises and the filings, fixtures and furniture
therein and to keep them and in good repair and condition (subject to reasonable use and
wear) and so for as possible forthwith to replace with articles of the same sort and equal value
such as may be lost, broken or destroyed and to compensate the LESSOR for any articles not
replaced as aforesaid and to forthwith repair and make good such articles as may be damaged
and not to permit or suffer any articles to be removed from the said premises without the written
consent of the LESSOR, in case of the damaged or broken items as above are not replaced
to compensate the LESSOR, the LESSOR will have the right to deduct the amount against
damaged or broken items from the advance paid by LESSEE, before returning the advance to
the LESSEE at the end of the tenancy agreement. It will be responsibility of the LESSEE to
keep the LESSOR informed, whenever any items is damaged or broken.

6. Not to hack any holes or drive anything whatsoever into the walls or to have any hole into the
ceiling without first having obtained the consent in writing of the LESSOR except anything
reasonably done to hang pictures, painting and the like.

7. To pay for any damage caused to the LESSOR s property by the LESSEE s children,
servants or agents even if such damage is suffered outside the demised premises.

8. To carry out minor repairs and the LESSOR's permission is to be sought before LESSEE
proceeds with any repair / replacement To provide and replace electrical bulbs and tubes at the
LESSEE's own expenses during the term of the tenancy.

9. To permit the LESSOR and the LESSOR’s agents, surveyors and workmen with all
necessary appliances to enter upon the said premises at all reasonable times mutually agreed
upon by prior appointment for the purpose either of viewing the condition thereof or of doing
such works and things as may be required for any repairs, alterations or improvements either of
the said prerriises or of any parts of any building in which the said premises may be comprised
or adjoined.

10. To observe and comply with all Rules and regulation laid down by the Management of
platinum city.

11. During the two (2) months immediately preceding the determination of the term created,
to permit any prospective LESSEE accompanied by the LESSOR or their authorized agents
to view the premises at reasonable hours of the day by prior appointment for the purpose of
re- letting or at any time in the event of a possible sale, subject to the existing tenancy.

12. The LESSOR shall not be responsible for any injury resulting from any fire, theft or
robbery or any other incident within the said premises or the said building.

13. The LESSEE shall not underlet or sublet or part with any portion of the schedule
premises to any other person/s under any circumstances.

1s The LESSEE shall at its own cost, get the lease deed 2 copies stamped and register as per
law and the LESSOR shall co-operate in this regard.

15. The LESSEE shall use the schedule premises for he residential purpose (as per the
terms of accommodation mentioned in this lease deed) only and car or scooter belonging to
the LESSEE be parked at the designated parking slot being slot No.D-10/3 in the basement
of the ’D’ Block) which is also owned by the LESSOR.

16. The LESSOR undertal‹es not to corr›n›it or omit to do anything by which the rights of the
LESSEE under this deed may get affected adversely.

17. The LESSOR hereby undertakes not to disturb to obstruct the peaceful possession and
enjoyment of the scheduled premises by the LESSEE provided the LESSEE pays the rents
regularly and performs its obligations under these presents properly.

18. If the LESSEE fails to pay the rents regularly - as stipulated above the LES3OR or violates
any of the terms agreed herein then the LESSOR shall be at liberty to terminate the lease not
withstanding the stipulation herein before contained by giving fifteen days written notice to the
LESSEE.

The terms of this lease agreement shall not be altered or added or not shall anything be deleted
there from except by means of it supplementary agreement in wiring duly signed by the
parties hereto schedule Flat No D-10/03, Piatinum City # 2, HMT Watch Factory Road,
Yeshwanthapura, Bengaluru-560 022, consisting of 2 bedrooms, living and dining, 1 kitchen, 1
attached bathrooms and 1 common toilet and accessories as in Inventory List attached herewith
which forms integral part of this lease.

IN WITNESS WHEREOF both the parties have set their hands to this agreement of
Lease and to the duplicates hereof own the aforesaid date rrionth and year first above written, in
