DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:


This DEED OF ABSOLUTE SALE is made, executed and entered into by and between:

SPS. FERDINAND MARZAN VELASCO and MA. THERESA WAGAS VELASCO both of legal age
Filipino and residing at Blk. 4 Lots 1&3 Melrose Park Molino III Bacoor, Cavite referred to as
the SELLERS
And
SPS. ROLAN M. CERRO and SANETTE C. CERRO, both of legal age, Filipino residing at Blk. 3 Lot 3
B East 2 SPV Molino IV, Bacoor, Cavite referred to as the BUYERS
WITNESSETH:
WHEREAS the Sellers are the absolute and registered owner of a parcel of land with
improvements located at LOT 1: Blk. 4 Lot 6 Brgy. Molino, Bacoor, Cavite covered with TCT No.
(057- 2016005850) 167- 2020002816 containing an area of EIGHTY-FIVE (85) SQM & LOT 2:
Located at Blk.4 Lot 4 Brgy. Molino, Bacoor, Cavite covered with TCT No. (057- 2016005849)
167-2020002815 containing an area of EIGHTY-FIVE (85) SQM
More particularly described as follows:

of Cavite bounded on the NW along line 1-2 by Lot 5; on the NE along line 2-3 by Lot 4 both of
Blk 4 on the SE along li 3-4 by Rd Lot 3 on the SW along line 4-1 by Lot 8 Blk. 4 all of the cons

Molino Mun. of Bacoor, Prov. of Cavite bounded on the NE along line 1-2 by Lot 2 Blk.4 on the
SE along line 2-3 by Rd Lot 3 on the SW along li 3-4 by lot 6 on the NW along line 4-1 by Lot e
both of Blk 4 all of the cons Subd Plan Containing an area of EIGHTY-FIVE (85) SQM
WHEREAS the Sellers are willing to sell and the Buyers are willing to buy the above- described
real estate property;
The Buyer shall acquire the property on an AS-IS-WHERE-IS condition.
All charges of the utility such as water, electricity including HOA fees shall be for the account of
the Sellers
NOW THEREFORE, for and in consideration of the foregoing premises and the total sum of
EIGHT MILLION SIX HUNDRED FIFTY THOUSAND PESOS ONLY (8,650,000.00) the receipt of
which is hereby acknowledge to its full satisfaction, the Sellers by way of this Deed of Absolute
Sale, hereby SELL, CEDE, TRANSFER, CONVEY and DELIVER unto the said Buyer, his heirs and
assigns the above described property together all of the improvements existing thereon, free
from liens and encumbrances
The Sellers hereby guarantee the right of the Buyer to possess the parcel of land and
improvements subject hereof peacefully and will and will defend them against all judicial and
administrative actions for eviction.

EIGHT MILLION SIX HUNDRED FIFTY THOUSAND PESOS ONLY (8,650,000.00), representing as

full payment for the sale of parcel of land at Blk. 4 Lots 5&6 Melrose Park Molino III Bacoor,

Cavite, containing an area of ONE HUNDRED SEVENTY SQUAREMETERS (170) more or less, and

covered by TRANSFER CERTIFICATE OF TITLE NO. TCT No. (057- 2016005850) 167- 2020002816

& TCT NO. (057- 2016005849) 167- 2020002815 of the Registry of Deeds for the Province of

Cavite.
