SUBLET AGREEMENT

BETWEEN:

ABIDEM ADELEKE& MAUREEN ADELEKE


The "Tenant"

AND

MAGUMBA SANVURASHEKINAH
The "Sub-tenant"

The Tenant hereby leases to the Sub-tenant the rented premises ("the Premises) at:
663, Louis Avenue, Windsor N9A1W9

The term of the 3-month sublet established by this agreement shallcommence on the 07 day of
February 2024, thereafter, renewal of the terms is determined by the tenant).
The Sub-tenant shall pay to the Tenant rent in the amount of $ 650 per month, payable
monthly and inadvance on the 1 day of each month, at such place as the Tenant may from time to time
direct. First and last month's rent to be paid in advance upon completion of the sub-lease agreement or
date of occupancy, whichever comes first. You stated that the rent payment is guaranteed by Ontario
social benefit approval you secured.

Direct deposit of ONE THOUSAND THREEHUNDRED DOLLARSs (CDN$1,300) being 1 and last month
rent to the following email, abidek 007@yahoo.com, via interac transfer.
The Sub-tenant agrees to be bound by allof the terms and conditions of the head lease, a copy of which
may be attached to this agreement dated the 15th day of April, 2023, between (the "Landlord"- Even
Hanna.) and the Tenant in respect of the Premises,except to the extent that those terms andconditions
have been expressly modified by the terms and conditions contained within this agreement.
The Sub-tenant shall not permit any person or persons other than the Sub-tenant named above to
OCcupy the Premises.

During the sub-tenancy, if damage occurs or repairsare needed, the sub-tenant should contact the
landlord/tenant immediately to seek assistance. Contact information shall be provided below.
The Sub-tenant shall:

1. keep and deliver up at the end of the Term the items (the "Items") listed in the inventory (attached) in
as good condition as they are now, except for reasonable wear and tear (photos are recommended to
record condition).
2. pay to the Tenant any reasonable costs associated with the replacement or repair of any of the Items
that have been damaged or lost during this period of subletting.
3. Do not remove any of the Items from the Premises.

4. Do not make copiesof the keys that are provided with.


5. No indoor smoking/vaping of any kind.
