5. On-site Execution:

Construction Activities Under On-site Execution:

• Site Preparation: Clearing the construction site, grading the land, and preparing the ground for
construction activities.

• Foundation Work: Excavation, footing installation, and foundation construction to provide a


stable base for the building structure.

• Structural Work: Erecting the structural framework of the building, including columns, beams,
slabs, and walls, as per the architectural and structural drawings.

• Masonry and Brickwork: Building walls, partitions, and other structures using bricks, blocks, or
stone, as specified in the construction plans.

• Roofing: Installing roofing materials such as tiles, shingles, or metal sheets to provide weather
protection and insulation for the building.

Terms & Conditions:

1. Fees: The professional fees outlined encompass all forms of Consultancy, Supervision, and
Execution, exclusive of 18% GST.

2. Site Visits: The specified cost includes two site visits per week throughout the execution period.

3. Client's Responsibilities: The client shall bear all costs beyond those specified in this
agreement.

4. Execution Payment Schedule:

• A 20% advance payment is required upon issuing the Purchase Order (PO).

• 10 % on starting of work.

• 65% payment in slabs as per Work Completion

• The final 5% is payable upon handover.

5. Conceptual Design:

• Three conceptual design options will be presented in alignment with the client’s brief.

• The final design work will commence only after approval of a conceptual design, with a
maximum review period of 7 days after completion.

6. Design Work Commencement: Design work will commence upon approval of the fee structure
and advance

7. Site Work Commencement: Site work will commence following the finalization of detailed
drawing

8. Guidance and Coordination:

• The Ghaisas Developers will provide guidance to all contractors and workers onsite.

• Ghaisas Developers will assume full responsibility for the design work.

• Team members will be onsite to coordinate with workers regarding any queries or
material selection.

9. Exclusions:

• The quoted fees do not cover revision or redesign costs in the event of significant
changes in the client's brief.

• Any rejected designs, concepts, or work remain the intellectual property of The Love
Triangle and may not be used by the client without permission and payment.

*Note - These terms and conditions, including the payment schedules, are subject to mutual agreement
between the parties involved.
