BETWEEN
Whereas the Landlord/Landlady above named is the sole and absolute owner of

as the DEMISED PREMISES; AND WHEREAS the Landlord/Landlady has
agreed to give and the Tenant has agreed to take the said Demised Premises on
monthly rent basis on the terms and condition, hereinafter appearing:-

3. That the Tenant shall use the said premises, exclusively for
commercial (Sales Point) purpose and tenant shall not carryout any
unlawful business, unlawful activities and unlawful gathering not store any
explosives or unlawful stores in the demised premises will also not use said
premises for any other purpose except the above.
4. That this agreement shall remain valid for the period of ELEVEN MONTHS
commencing with effect from June 1st 2016 and expiring of June 1st 2019.
6. That the tenant shall pay Electric, Gas, Water and Sewerage charges &
Telephone (if any) Bills according to the meter reading to the concern
authorities.
7. That the tenant shall not sell / mortgagee / transfer or sublet the said premises
or any portion thereof to anybody else under any circumstances.
8. That the tenant shall not make any kind of addition, alteration or change in
present structure of the premises without permission of the First Party.

9. That both the parties shall have right to get agreement dissolved and vacate the
Premises, prior to complete Eleven months by giving one month notice of
intention in writing to other party and in such case and/or on expiry of
eleven months the Tenant shall hand over the vacant and peaceful
possession of the said Premises to the Landlord/Landlady.
11. That the Tenant shall also abide by all rules and regulations of Sind
Rent Ordinance 1979, in respect of said Premises.
12. That the tenant at the time of handing over the said premises before the
Eleven months to the Landlord/Landlady the tenant shall make white wash
of the said premises and the Landlord/Landlady will refund to the tenant
security Deposit.
13. That the rent will be increased @ 10% after Expiry of this Contract. And
new contract will be signed after this increase .
