This instruction describes preventive maintenance actions
based on the MBM-2 (Modular Based Maintenance) method
on a generic level.

1 GENERAL SAFETY PRACTICES

1.1 Working on site and performing maintenance


modules
1. Place the maintenance signs at each floor while going
upwards and performing basic module light or the basic
module.
2. After performing the maintenance modules remove the
maintenance signs from each floor.
3. If ladders are needed to enter the pit or machine / pulley
room, portable ladders must be prevented from slipping.

1.2 General safety checks before entering the car


roof
NOTE! If the elevator is equipped with LPT safety devices,
the telescopic buffers on the car roof and/or in the
pit must be locked up. Also the pit switch must be
turned to the service position before driving on
inspection is possible. Before turning the elevator
back to the normal mode, telescopic buffers should
be locked down and the pit switch turned to normal
mode.
NOTE! If the elevator is equipped with LPT safety devices
and the landing door has been opened with an
emergency release key, the system must reset
before the elevator can drive on normal. This can be
done by resetting the pit switch or main switch in the
control panel.
NOTE! Switch ON the shaft lights from the control panel
and/or from the car roof before entering the car roof.
1. Call the elevator to the topmost floor by pressing the
landing button. Allow the doors to open and ensure that
there are not any passengers in the elevator car.
2. Send the elevator to a floor below by pressing a car
push button. At a suitable point (approx. 1-2 seconds
after starting), use the emergency release key to open
the landing door.
3. Check which type of inspection drive unit is used. If it
can be used as a moving platform then continue with the
next steps. Otherwise the following procedure cannot be
used.
4. Operate the stop switch on the inspection drive unit. If
the inspection drive unit is not reachable from the
landing, lock the landing door in a slightly open position

using a door blocking tool. Enter the car roof, operate


the stop switch and exit the car roof. Close the landing
doors. Ensure that they are mechanically locked. Press
the landing button.
If the elevator moves do not get on the car roof. If the
elevator does not move then reopen the landing doors.
5. Switch the test/normal switch to the test position from
the landing. Release the stop switch. If the inspection
drive unit is not reachable from the landing, lock the
landing door in a slightly open position using a door
blocking tool. Enter the car roof, switch the test/normal
switch to the test position, release the stop switch and
exit the car roof. Close the landing doors and ensure
that they are mechanically locked. Press the landing
button. If the elevator moves do not get on the car roof.
If the elevator does not move then reopen the landing
doors.
6. Now you can safely enter the car roof.

1.3 Safety instructions when working on the car roof


1. Follow the safety instructions defined in the document
AM-01.03.001 “Use of fall prevention systems when
working on elevators & escalators”.
2. Ensure the car roof is clear of oil, grease, rubbish or
other objects before working on it.
3. Be aware of the counterweight and other fixed objects in
the shaft while driving on inspection.
4. Be aware of the possible roll back when the elevator
starts to move.
5. Whenever possible perform maintenance actions only
when going downwards in the shaft.

1.4 Safety instructions when exiting the car roof


1. Stop the car at a suitable height to step safely onto the
landing.
2. Open the landing door. Ensure that there is no
possibility for the building users to enter the shaft from
the landing.
3. Exit the car roof. Switch the test/normal switch to the
normal position. If the inspection drive unit cannot be
reached from the landing, lock the landing door in a
slightly open position using a door blocking tool. Switch
the test/normal switch to the normal position and exit the
car roof.
4. Close the landing door.

1.5 General safety checks before entering the pit


1. Call the elevator to the lowest floor by pressing the
landing button. Allow the doors to open and ensure that
there are no passengers in the car.
2. Send the elevator to a floor above by pressing a car
push button. At a suitable point (approx. 1-2 seconds
after starting) use the emergency release key to open
the landing door. Ensure that there is sufficient
clearance between the pit floor and car.
3. Remain on the landing. Switch ON the pit light.
4. Operate the stop switch in the pit. Reset the LPT safety
device switch if used. Close the landing doors and
ensure that they are mechanically locked. Press the
landing button. If the elevator moves do not get in the
pit. If the elevator does not move then reopen the
landing doors.
5. Enter the pit using ladders if applicable.
6. Lock the landing door from the pit in a slightly open
position using a door blocking tool.
NOTE! When working in the pit either secure the
door in a semi closed position using a
door blocking tool or place a barrier
around the entrance to prevent
unauthorized access to exposed
equipment. Hydraulic elevators only: In
some countries national law requires
that a pit prop is installed under the car
before working in the pit area.

1.6 General instructions for maintenance work in the


machine room / pulley room or with the control
panel
1. The machine / pulley room doors and control panel
cover must be kept securely locked whenever an
authorized person is not in attendance.
2. Machine / pulley rooms and control panels should have
suitable warning signs and safe means of access in
accordance with local codes.
3. When working in the machine / pulley room or at the
control panel, ensure that unauthorized persons cannot
come into contact with exposed equipment. Use barriers
to segregate the work area as necessary. However,
never lock yourself in a room if you are working alone.
4. When performing maintenance work in the machine /
pulley room or at the control panel, ensure that no one
can enter the car.

5. While maintaining the machine or the pulleys, be aware


of the risks from unexpected movement of the machine.
If working in the proximity of ropes and pulleys, always
push the stop button if applicable.
In the case of the control panel be aware of the high
voltages. Whenever possible switch the main power
OFF. Wait for residual stored energy to discharge.

1.7 Multiple cars in the same shaft


1. Be aware of moving and fixed objects in the shaft while
driving on inspection.
2. Where there are no partitioning screens, do not walk
between pits unless all elevators have been isolated.

1.8 Use of personal protection equipment


1. Suitable protective gloves must be worn when
performing maintenance tasks.
2. Other personal protection equipment must be used
according to KONE safety policy and local regulations.

2 MBM-2 CUSTOMER CONTACT MODULE

Step Maintenance procedure


1 When driving KONE vehicles onto customer's property
drive with consideration and park adhering to local
restrictions.
2 Report to on-site customer completing any signing in
procedure that may be in place.
3 Conversation with customer should be included.
4 Identify oneself as working for KONE elevators (show ID
card).
5 Explain why you are on-site (routine maintenance, call-
out, repair, audit or survey).
6 Give an estimate of the time the elevator will be out of
service. Ask, if there is any reason the elevator should not
be removed from service for that time.
7 Ask about the elevators performance during the period
between maintenance visits. Ask, if there is any part of the
elevator they perceive as needing special attention.
8 Enquire, if any fire alarm tests are expected during the
period of maintenance. Take notice of any evacuation
procedure that may be in place.
9 Always post 'out of service' notices at each landing. Use
barriers where applicable.
10 Following the completion of scheduled maintenance
complete on-site log card, remove notices, ensure area is
clean and tidy (as we found it) and motor room is locked.
11 Return the keys and badges, if any, to the on-site
customer. Explain that the elevator is back in service and
bring to his/her notice any items that require their
attention.
12 Complete customer's paperwork if required.
13 Carry out K.F.M processes.
14 Obtain customers signature.
15 Complete the K.F.M processes.

3 BASIC INSPECTION
Car

Step Maintenance task


1 Check car lighting.
2 Check car interior.
3 Check signs in the car (elevator identification,
load plate information etc.).
4 Check operation of remote / local alarm system.
5 Check operation of telephone connection if applicable.
6 Check operation of stop button in the car if applicable.

Car door / swing door

1 Test door open button in the car operating panel (COP).
2 Test the closing force limiter.
3 Test function of curtain of light, photocell or safety edge.
4 Check sill groove of the car.
5 Check condition of car door panels and guide shoes.

General operation at each floor

Step Maintenance task


1 Manually check displays and buttons on the car operating
panel and verify that the panel is securely fixed.
2 Check stopping accuracy.
3 Check landing door sill and the clearance between car/car
door sill and landing door sill if applicable.
4 Check landing door frontage.
5 Check condition of landing door panels, locks and bottom
guide shoes.
6 Check function of the door contact and lock (swing door).
7 Check fixing of door closer (dictator) and door contact
bridge (swing door).
8 Test function of safety sill and contact and door lintel
contact (swing door).
9 Lubricate hinges if required (swing door).
10 Perform a test drive to check ride comfort. Drive the car in
up direction and try to swing the car.

4 BASIC MODULE

Car

Step Maintenance task


1 Check the car lighting.

10 Perform a test drive to check the ride comfort. Drive the

service log.
2 Test function of earth leakage circuit breaker if applicable.
3 Test function of emergency light.

1 Visually check machine room lighting. Clean the machine
room.
2 Check machine stop switches if applicable.
3 Visually check the machine and pulleys.
4 Check overspeed governor mechanism.
5 Audiovisually check machine brake.
6 Visually check fixings and condition of floor selector.

Machine room / car roof (additional task on hydraulic elevators)

Step Maintenance task


1 Check function of manual lowering valve.
2 Perform a functional test to check relevelling.

1 Visually check shaft lighting. Clean the car roof.
2 Check oil level in the guide rail lubricators if applicable.
3 Check electrical and mechanical function of landing door
lock, coupler clearance and synchronisation.
4 Check landing door guide shoes.
5 Check washers on the ropes.
6 Check tension of suspension ropes.

Elevator shaft (additional task for hydraulic elevators)

1 Check fixings and hoses on hydraulic cylinder for leaks
and clean seal housing / piston pack.

10 Check oil level in the counterweight guide rail lubricators if
applicable.
11 Check counterweight safety gear if applicable.
12 Check fixing, condition and free movement of
compensation rope or chain if applicable.

Pulley rooms if applicable

1 Check access, cleanliness and overall appearance of the
pulley room.
2 Check function of the pulley room stop switch.
3 Visually check the rope pulleys and guards.
4 Check the pulley bearings.

1 Check condition, clearance and alignment of the door
panels.
2 Check the sill connection to the frame.
3 Check condition, integrity, engagement and fixings of the
bottom guide shoes and fire taps.
4 Check fixings of apron (toe guard).

Door operator

Step Maintenance task


1 Check that the operator functions correctly.
2 Check the diverting pulleys.
3 Check fixings of the door operator cams, microswitches
and other mechanical parts.
4 Check tightness and wear of the belt or chain.
5 Check alignment and contact surface of the door contact.
6 Check fixings, cables and mechanism of the safety
devices.
7 Check earthing and electrical connections.

Car door top-track and rollers

Step Maintenance task


1 Check alignment of the top-track. Clean if required.
2 Check wear and alignment of the hanger rollers. Clean if
required.
3 Check wear, clearance and alignment of the anti-tip
rollers. Clean if required.
4 If possible, check condition and tension of the
synchronization rope or chain.
5 Check condition of the synchronization rollers or pulleys.
6 Check operation of the car door lock opening device if
applicable.

9 GENERIC MACHINE MODULE FOR TRACTION


ELEVATORS
Machine room / car roof

Step Maintenance task


1 Check access, cleanliness, air condition and overall
appearance (windows etc.) of the machine room.
2 Check overall condition of the machine.
3 Check security and clearance of the axles and bearings.
4 Check oil level, oil leaks and amount of grease on gears or
motors.
5 Check mechanical isolation and fastening of the machine.
6 Check fixings and condition of the motor cables.
7 Check friction surfaces of the brake.
8 Check operation of the brake.
9 Check thickness of the brake lining.
10 Check tension and condition of the tacho belt and/or
wheel.
11 Check condition of the traction sheave and guards.
12 Check that floor position markings on the ropes are in
place and are visible if they exist.
13 Check cooling fan of the motor.
14 Check electrical contact of the overspeed governor if
applicable.

Floor selector if applicable

Step Maintenance task


1 Check function of the floor selector, sheaves, gearing and
advancing mechanism if applicable.

Machine room / car roof

Step Maintenance task


1 Check access, cleanliness, air conditioning and overall
appearance (windows etc.) of the machine room.
2 Check correct signs on the main switch and hand pump.
3 Check overall condition of the machine.
4 Check adjustments and internal leakage of the hydraulic
valves.
5 Check operation of the hand pump if applicable.
6 Check oil level and oil leakage.
7 Check condition of the hoses and pipes.
8 Check drive belts for wear and proper tension if
applicable.
9 Check that heating / cooling is working properly if
applicable.
10 Close the valve of pressure gauge if applicable.

11 GENERIC CONTROL PANEL MODULE


Control panel

Step Maintenance task


1 Check overall tidiness and control panel light, if
applicable.
2 Check contactors, relays, connectors and fixings of wiring.
3 Check fixings and integrity of motor supply cable.
4 Check fixings and condition of main line entries.
5 Check settings of load weighing device if required.
6 Check adjustment of thermal safety devices, drive time
supervision and speed change operation (2-speed
elevators).
7 Check correct type and rating of fuses.
8 Visually check function of door zone indicator if applicable.
9 Note start counter reading if applicable.
10 Clean air filters if applicable.
11 Check function and condition of fans if applicable.
12 Check the star/delta bistable switch, soft starter.
13 Check date of the last replacement of emergency alarm
battery.
14 Check operation of the remote / local alarm system if a
separate battery is used for the alarm system.

12 GENERIC SIGNALIZATION MODULE

Signalization

Step Maintenance task


1 Manually check landing signalization (indicator lamps for
car position, displays and buttons).

13 MBM-2 ANNUAL MODULE

The annual module is performed to ensure that all electrical safety


devices are working correctly i.e. the elevator does not function with
the switch operated.
