I. Design Problem. Mr. Gumabao is a wealthy businessman from Pangasinan who wants to expand his business
into the transport industry. He provides a trucking service called “Andar Express” and has partnered with
popular online shopping platforms such as Shopee and Lazada. Competing with other courier services, he needs
to construct around 50+ additional sorting facilities nationwide. One of the biggest sorting facilities proposed
will be built in Dagupan City, Pangasinan. Aside from his trucking service, he is also the owner of the emerging
gasoline franchising business called “Philtron” with over 300+ stations in the Philippines. He plans to build
both the Dagupan sorting facility and another gasoline station on a 1.4 ha. vacant lot he bought in 2013. The
remaining area of the lot will be used for staff housing. The residential building will be used by the in-house
staff of his growing businesses. Therefore, the lot will be used for three uses - residential, industrial and
commercial. The project requirements are the following:
A. The gasoline station with convenience store occupies the front of the lot with an area of 3,810 square
meters excluding the 6.5m driveway on the south-east side. The commercial front includes a four lane gas
filling canopy and a car service station that caters for basic car services like car washing and repair.
a. Gas refilling area with an area of 2,857.5 sqm and 63.5sqm frontage. It contains 8 fuel dispenser
pumps accommodating 2 lanes of vehicular customers and a parking area measuring 42m x 6.5m.
b. Six (6) underground fuel tanks measuring 5m in length x 1.75m in diameter.
c. A 15m x 375sqm car service station in between a small garden and the convenience store.
d. The convenience store has a footprint of 450sqm which includes a public comfort room accessed
from the outside. Its 2nd floor is 15m x 30m and houses the operations offices for the
convenience store, gasoline station and car service station. The comfort room measures 3m x 5m.
e. A small garden was placed between the car service station and the driveway. It has an area of
8.5m x 127.5sqm.
f. A firewall shall be constructed on the NE and NW side of the commercial area.
B. The sorting facility is built on an area of 7000sqm including the 6.5m driveway that also connects the
residential area to the 15m public road. It is at the back of the commercial area and is considered light
industrial in nature.

II. Site Features. The vacant lot for the project measures 70m x 14000sqm with 2% downward slope towards the
south corner. Its geodetic information is as follows:
Its southwest side fronts the 15m-wide Urdaneta Junction - Dagupan Road. The project has been classified by
the OBO as a Special Zoning Classification (SPE) with maximum FLAR of 3.0.
III. Design Objectives. Mr. Gumabao hired a local architect to provide the architectural design for the project and
to also act as the project manager. The architect needs to work with the chosen contractor. He/she must consider
that although Mr. Gumabao is a wealthy businessman, the budget for the project must be followed and
maximized. The commercial area that fronts the road must be attractive enough to encourage customers. The
design of the staff housing shall be spacious enough for holistic living. Recreational facilities shall be provided
and designed for the needs of the staff.
I. Design Problem. Ms. Claire Balagtas and Ms. Shaina Magno are both entrepreneurs. Ms. Balagtas is an
esteemed interior designer and an owner of an emerging furniture shop in South Luzon. Ms. Magno is a boutique
owner and a regional supplier of a famous skincare product line called Gandang Pinay. The two entrepreneurs
were college friends and they decided to invest and build a mid-rise commercial office building to house their
businesses in Lipa, Batangas. Since they are also from Batangas, the location will also be their headquarters.
They hired another friend who is an architect to design the mid-rise building with the following design
requirements:
A. The building footprint shall maximize the development of the lot. Firewalls will be constructed on both
sides. In terms of setbacks, both ends of the lot shall be considered as frontage.
B. On the ground level, 7m deep parking allocation shall be provided along the 12m RROW and along the 8m
RROW. The parking areas are connected by a 5m-wide driveway on the NE side of the lot.
C. Beside the ground level driveway is the furniture shop roughly measuring 15m x 29m and which includes
the stairs and elevator shaft on both corners adjacent to the firewall.
D. On the second floor, both ends of the building have a 2m-wide balcony serving as circulation space. The
two stairs and elevator areas are connected by 2m-wide circulation corridor. The remaining usable space is
496sqm. This usable commercial space on the second floor will be divided into the interior designer office
for Ms. Balagtas measuring 248sqm and a botique owned by Ms. Magno measuring also 248sqm.
E. The third (3rd), fourth (4th) and fifth (5th) floors are typical in plan and follow the 2nd floor layout except
that the usable commercial space is not divided.
F. Located on the 3rd floor is the Gandang Pinay Headquarters office measuring 496sqm which is owned by
Ms. Magno. Located on the 4th floor is a commercial space rented by a gym franchise. The 5th floor has a
rentable office or commercial space also measuring 496sqm.
G. Comfort rooms are provided in the commercial spaces.
II. Site Features. The project site is a nearly rectangular parcel of land bounded on the NW side along Line 1-2-3
by an 8m access road; on NE side along Line 3-4 by a lot occupied by a National Bookstore Building; on SE
side along Line 4-5 by a 12m public RROW and on SW side along Line 5-1 by a commercial lot occupied by
a 4-storey mixed-use commercial building. The lot technical description is of: N 40⁰ 27’ E, 9.96m to point 2; N
57⁰ 56’ E, 12.18m to point 3; S 40⁰ 56’ E, 39.80m to point 4; S 47⁰ 21’ W, 20m to the point 5; N 43⁰ 35’ W,
40.82m to the point 1. The lot is sloping upwards 1/16 towards the 8m access road. The site is located in Lipa,
Batangas near most of the commercial complexes.
III. Design Objectives. The building shall have a unique facade that differentiates it from the other buildings in the
commercial block. The architect shall work well with the client who is also an interior designer in specifying
architectural interiors. The offices and commercial units shall be designed in a consistent way. Flexibility of
the spaces is important especially for the rentable units on the upper floors. Sustainable construction practices
shall be considered for this project.
I. Design Problem. The Cagayan Province has a main capitol building located in its provincial capital in
Tuguegarao City and a Sub-Capitol in the municipality of Lal-lo. The provincial government identified a need to
relocate its provincial government operations to the Sub-Capitol Complex in Lal-lo Cagayan. The Sub-Capitol
Complex will now become the Provincial Capitol Complex. At the heart of this new Provincial Capitol Complex
is the Provincial Government Center composed of four (4) buildings located near each other. This will be the first
step to develop the new complex. The Provincial Government Center is a development of 3.2 hectare land. The
four buildings are the Capitol Building, the Palace of Justice, the Legislative Building and a stadium. A Cagayan-
based architect was hired to design the Three-Storey Capitol Building.
The Capitol Building is rectangular in footprint with three public storeys and a roof deck. The following space
requirements were determined:
A. The ground floor has a 2,625sqm footprint consisting of the following spaces:
a. A 14m wide by 29m long social hall that serves as the public lobby. Art and public installations
can be placed along this hall. The social hall leads to the vertical circulation area with 84 sqm
area. This consists of the stairs and elevator banks providing access to the upper floors.
b. Two atria are provided on both sides of the social hall measuring 20m x 200sqm each. These atria
are surrounded by a 2.5m corridor serving access to offices. The atria are capped with a skylight
to provide natural lighting within the building.
c. The public affairs office is located on the right side of the social hall measuring 30.5m x 10m. On
the opposite side is the event hall also measuring 30.5m x 10m.
d. Adjacent to the public affairs office and the event hall are the comfort rooms on each end of the
building. These rooms measure 6m x 8m.
e. On both sides of the vertical circulation area are the cafeteria on the left and the treasurer’s office
on the right. The cafeteria has an area of 377 sqm. The treasurer’s office also has an area of
377sqm.
B. The second floor of the capitol building is almost the same as the ground floor except for the social hall
which is reduced in size.
a. The social hall on the second floor is 14m wide and 19m long. One side of the social hall is
overlooking a portion of the social hall on the ground floor.
b. Above the cafeteria is the library and records with the same floor area.
c. Above the treasurer’s office is the accounting and finance office measuring 377sqm.
d. Comfort rooms are provided on both ends of the floor. These rooms measure 48sqm.
C. The third floor of the capitol building is the same as the second floor layout.
a. The Governor’s Office measures 377sqm and is on the right side of the vertical circulation area.
b. Comfort rooms are provided on both ends of the floor. These rooms measure 48sqm.
c. The Vice Governor’s Office and its attached agency is housed above the library and records. It
also measures 377sqm.
d. The Human Resources and Management Information Office occupy the remaining spaces both
measuring 305sqm.
D. The roof deck measures 534sqm. This is only accessible to city hall staff.
II. Site Features. The site for the Capitol Building is a lot within the Provincial Government Center bounded on all
sides by development roads. The lot is shared by the Capitol Building and a proposed provincial stadium. The
following lot descriptions were given:
The lot slopes downwards 1.5% towards the Line 3-6. Lines 1-4 are bounded by a 12-meter RROW while the rest
of the sides are bounded by a 10-meter access road. The lot is also clear from any existing trees and site
development is easy.
III. Design Objectives. The Cagayan-based architect shall be able to provide a design that captures the identity of the
Cagayan province. The new capitol building shall be iconic and must be the new face of the provincial
government. It shall be a highly inclusive and accessible public building. The spaces shall accommodate the needs
of the increasing population of the province. Offices and agencies shall be located properly to prevent
unnecessary hassle to the public. Good circulation and way-finding shall be considered. As much as possible,
natural ventilation shall be maximized. It shall apply provisions from GB Code. As an important institutional
building, the new Cagayan capitol building shall be the best example of a well-designed public building.
I. Design Problem. A newly wed couple finally decided to use their savings to construct their own home in General
Santos City, South Cotabato. While they were finishing up some work commitments in Manila, they hired a local
architect and entrusted him/her the management of the project from its pre-design until its construction. The
architect was hired also to provide the architectural drawings and look for engineers. The contractor was provided
by the couple. To describe the couple, the husband is an established print model who decided to focus on his
business in General Santos City. The other husband is a medical doctor who wanted to establish his own clinic in
the province. After a thorough client interview and space analysis, the following design requirements are
provided:
1. For the setbacks, Rizal St. shall be considered as the front road while Bonifacio St. as the side road.
Provide additional 1m to the setback required on the side abutting Bonifacio St.
2. A partially covered and paved carport shall be placed on the eastern corner of the lot. It measures
6.5m in frontage and 45.5sqm in area. A 1.5m x 8m long paved pathwalk connects the carport and
foyer to a garden with a pond. This pathwalk and garden area are part of the yard.
3. On the left side of the building, the kitchen and comfort room are located. The kitchen measures 4.5m
x 22.5sqm. Adjacent to this is the comfort room measuring 4.5m x 2m.
4. The largest portion of the building ground footprint is the combined dining and living area measuring
9.5m x 9.5m. This area includes a 3m x 2m stairs on its south corner and a 5sqm foyer on the east
corner.
5. To the right of the combined dining and living area is a covered swimming pool measuring 5m x
47.5sqm.
6. The 2nd floor footprint measures 19m x 180.5 sqm and is composed of a maid’s room, guest room,
small office, two balconies and a master bedroom all connected by a 2-meter corridor on the SW side.
7. On the south corner of the 2nd floor is a maid’s room measuring 4.5m x 4m. It is adjacent to the guest
room on the east corner which measures 35.75sqm.
8. A balcony measuring 3m in depth and 9.5m in length is overlooking Bonifacio Street. This balcony is
accessible to the corridor and the master bedroom. The master bedroom measures 6.5m x 7.5m
including its ensuite T&B that measures 3m x 2.5m.
9. A small office and a small balcony is in between the master bedroom and the guest room. The small
office measures 3m x 10.5sqm and the balcony measures 3m x 2m.
II. Site Features. The site for the project is a lot in an exclusive executive subdivision in General Santos City,
precisely located on the corner intersection of the Rizal St. (primary road) and Bonifacio St. (secondary). The site
slows downwards at 1% towards the secondary road. The lot is bounded on the NE along Line 1-2-3 by a primary
road; on NW along Line 3-4-5 by a secondary road; on SW along Line 5-6 by a private lot; and on SE along Line
6-1 by a private lot. The following lot technical descriptions are of: N 40⁰ 29’ W, 19.1m to point 2; N 67⁰ 50’ W,
3.49m to point 3; S 71⁰ 33’ W, 4.77m to point 4; S 49⁰ 31’ W, 10m to point 5; S 40⁰ 29’ E, 24m to point 6; N 49⁰
31’ E, 16m to point 1. Setbacks shall follow Table VIII.2 of the NBCP.
III. Design Objects. The architect shall be able to provide the needs of the clients and users. The spaces should
represent their identities. The building design shall also be pet- and kid-friendly. The architect is given more
freedom to explore and be imaginative.
I. Design Problem. The Magdayao Family is the owner of an old 5-storey office building along San Pascual St. in
Malate, Manila. As the business climate of Malate continued to change, the family realized that renting out the
building for business offices was no longer profitable. They hired an architect to analyze the current use of the
building and its potential alternative use. It was determined that renting out the building for residential use is the
most profitable option. The most probable renters will be the employees of the emerging Pasay business district.
They hired a structural engineering firm to conduct a structural analysis of the building. It was then determined
that the structural condition is good and adding two more floors is possible. The old 5-storey office building will
be adaptively reused and its total floor area will be increased as two new floors and a roof deck will be added. As
consulted with the City Planning and Development Office, an apartment building may be allowed in the area as
long as it follows the development controls provided for the existing zoning of the site. They hired a Pasay-based
architectural firm Desentro Studio to provide a new design and to manage the construction of this project. After
the intense studies and discussions, the following space requirements were determined by the architectural firm:
a. No additional floor area shall be added on each floor from the ground to the 5th floor. In this sense, the
additional two floors shall be the same size as the floors below.
b. The ground floor will be converted into a parking space. A 4m x 12m circulation and utility space shall be
provided on the SE corner of the building. It includes corridors, elevator banks and other miscellaneous
areas. This circulation and utility space is typical on all floors.
c. The second floor will have three 2 BR units and two 1 BR units. The 1 BR units each measure 5.5m x
55sqm with windows facing the road. 2 BR units each measure 62.5sqm and all have windows
overlooking the rear yard. A 2m wide and 11m long corridor (which includes the stairs) separates the
group of 2 BR units and 1 BR units.
d. The 3rd until 7th floor follow the same layout as the second floor. The roof deck occupies the same area
as the other floors below it.
II. Site Features. The existing building is built on a 15m x 525sqm rectangular lot in a medium-intensity
commercial zone. One of the longer sides faces the east direction while the single frontage faces south. The access
to the lot is provided through a 10m-wide public RROW with a 1.2m sidewalk. The site uniformly slopes 2%
upward towards the north side. Firewalls are provided on both sides of the existing building. The distance
between the front property line and the existing front OFB is seven meters. On the other hand, the distance
between the rear property line and the existing rear OFB is 3.5 meters.
III. Design Objectives. The apartment building shall be designed in an economical way, providing a balance between
budget and functionality. The units should be provided with sufficient amenities and good layout that will make
the renters stay longer in the building and in the area. Parking spaces shall be enough for the number of renters.
Green building practices shall be considered.
