AGREEMENT OF SALE

This Agreement of sale is made and executed on this day of November,


2023 at Hyderabad by and between: -

Smt Aruna Chintha, D/o Ramana Rao Chintha age about 41 years, R/o H.No.
H-23, Road No. 15, Panchavati colony, Manikonda, Hyderabad-500089,
AADHAR No. 9340 1278 8358

Hereinafter called and referred to as “VENDOR” IN FAVOUR OF

Sri. Vaditya Nikhil S/o Vaditya Tara Sing, age about 23 years, R/o Flat No.
302, Royal Rex apartment ,B Lane, D.D Colony, Baghamberpet, Hederabad –
500013,AADHAR No. 3210 3625 8266.
Hereinafter called and referred to as “VENDEE”
Both the parties i.e., VENDOR and VENDEE which expression shall mean
and include all their respective legal heirs, successors, administrators, assigns etc.

Whereas the Vendor is the absolute owner and possessor of Plot bearing No. 2
admeasuring 649 Sq.Yars situated at Suchiringdia’s GIZAPOLISPROJECT as per
approved lay out plan vide L.P No. 00156/LO/Plg/ HMDA/2021, Dt: 16 th March,
2021 in Survey No. 64/P & 71/P of Timmapur Village, Kothur Mandal,
RangaReddy Dist vide register sale deed No. 9091 of 2020 before S.R.O Shadnagar
Date 19-Dec-2022.

AND Whereas the Vendor for her immediate family necessities offered to
sell out of 649 Sq.Yards above said plot bearing No.2, Vendor agreed to sell the
land admeasuring 324.5 Sq.yards, north side in Plot bearing No. 2 situated at
Suchiringdia’s GIZAPOLISPROJECT as per approved lay out plan vide L.P No.

00156/LO/Plg/ HMDA/2021, Dt: 16 March, 2021 in Survey No. 64/P & 71/P of
Timmapur Village, Kothur Mandal, RangaReddy Dist for a total sale consideration
of Rs.______________ /- (Rupees ______________ only) to the Vendee and the
Vendee herein agreed for the said consideration under the following terms and
conditions enumerated hereunder.

NOW THIS AGREEMENT OF SALE WITNESSETH AS UNDER:

1) That in pursuance of this Agreement of Sale both Vendor and Vendee


mutually agreed the total sale consideration of Rs.1,21,50,000/- (One Crore
Twenty One lakh and Fifty Thousand only). In which the Vendee has paid
an amount of Rs. ____________/- (Rupees ---------- only) as part payment as
against the total Sale Consideration, vide Cheque No.______________
Dt.____________ drawn on ______________________ of Rs._________________ and
the remaining Sale Consideration, the Vendee has agreed to pay in Cash.
The Vendor has agreed to issue the receipt of the amount so paid by the
Vendee.

2) The Vendee shall pay the balance sale consideration to the vendor as under:

(a) The balance Sale Consideration shall be paid on or before 14 th March,


2024 or at the time of registration whichever is earlier.
3) WHEREAS, both the parties agreed and accepted that time is essence of the
contract.

4) WHEREAS, the VENDOR agreed that on receipt of the remaining sale


consideration, agreed to register the sale deed in favour of VENDEE or his
nominee/s in respect of the schedule property.

5) WHEREAS, the VENDOR undertakes not to demand any additional amount


except the agreed sale consideration from the VENDEE.

6) In case any disputes arise in respect of the schedule property the VENDOR
shall take to rectify the same with his/her own expenses.

7) WHEREAS, the VENDOR states that the schedule of property is free from all
encumbrances, charges, prior sales, court litigation’s etc.

8) WHEREAS, the VENDOR has agreed to handover the vacant, peaceful and
physical possession of the schedule property to the VENDEE at the time of
registration.

9) WHEREAS, the VENDOR shall have to pay all or any other taxes due and
payable to the concerned authorities till the date of registration of sale deed
in favour of VENDEE or his nominee(s).
10)WHEREAS, the VENDOR shall handover all the original documents
including link documents pertaining to the schedule property to the
VENDEE at the time of registration.

11)In case VENDEE fail to pay balance sale consideration within above
stipulated time this Agreement shall became voidable.
12)The VENDOR shall hereby indemnify and keep the VENDEE always
indemnified for any cost and expenses incurred or losses or damages
suffered due to any defect in title to the schedule of property.

13)The expenses for stamp duty, Registration fee and miscellaneous expenses
shall be borne by he Vendee.

situated at Suchiringdia’s GIZAPOLISPROJECT as per approved lay out plan vide
L.P No. 00156/LO/Plg/ HMDA/2021, Dt: 16th March, 2021 in Survey No. 64/P &
71/P of Timmapur Village, Kothur Mandal, RangaReddy Dist and bounded by : -

IN WITNESS WHEREOF the parties to this document have signed with their own
free will and consent after understanding the contents of the document before the
