concepts. Process identification is often separated into two essential phases:
construction/preparation for property launch and operations process following hotel opening.

Construction and launch preparations:

This project development phase will contain critical business procedures that will follow
or run concurrently. Because creating a property plan entails building, the process will begin
with the selection and acquisition of land. The square meter of land sits near the major juglot in
Gilgit and boasts views of the Himalayas. Because the area currently has access to power and
water, development will begin once the acquisition deal is completed. Property development
will take around one year, according to estimates. The hotel's management staff will be
established after the first stages of construction is completed. During the final stage of
construction and equipment purchasing, which also includes interior design approval and the
beginning of furniture purchases, Sales and Revenue Managers begin to establish contacts with
travel agencies and online resources in accordance with the promotion and procurement
strategy.

manager communicates information regarding food and beverage preferences and
requirements to the F&B and other departments if needed.

visitors. Communicates with guests during their stay to assess their degree of
satisfaction. At check-out, communicates about the stay to get an oral or written
appraisal of the stay from the visitor.

Financial Plan
Financial Analysis:

DATA:

 Total Budget: 100 million PKR

 You’re Investment: 75 million PKR (75%)
 Bank Loan: 25 million PKR (25%)
 Loan Interest Rate: 22% per year
 Loan Repayment Period: 10 years
 Annual Cashflow: 30 million PKR
CALCULATIONS:

Net Present Value (NPV):

To calculate NPV, we need to consider initial investment, annual cashflows, bank loan, and its
interest rate. We can use the following formula:
( Cashflow ∈ year t )
NPV =Σ −Initial Investment
( 1+ Discount Rate )t
Where;

 t is the year ( from 1 to 10)

 Discount rate is the interest rate on back loan
Assuming a discount rate equal to the bank's interest rate (22%), the NPV can be calculated as:

NPV = ( 30 million
1.22 ) +
( 30 million
2
1.22 ) +…+
( 30 million
10
1.22 )−100 million
NPV ≈ 11.49 million PKR

Internal Rate of Return (IRR):

The IRR is the discount rate at which the NPV becomes zero. It is the return on
investment that compensates for all the costs associated with the project. And represents the
expected profitability of the project. In this case, the IRR is approximately 24.3%.

Break-Even Point:

The break-even point is the point at which the total revenue equals the total costs
(fixed and variable). In this case, the fixed cost is the loan repayment amount, calculated as:
Break even point= ( total cost +bank loan +intrest on loan
annual cash flow )
Breakeven point¿ 75 million+ 25 million+5.5 million/30million

Break even point ≈ 3.51 year

INTERPRETATION:

 This illustrates that it will take 3.6 years almost to complete its all initial costs and will start
generate profit
 An IRR of 24.3% is higher than the bank's interest rate of 22%, which suggests that the
project is a good investment compared to alternative options with similar risk.

WANDERLUST RETREAT HOTEL

Critical Risk Management Plan

Risk management is critical for firms to perform effective commercial operations over
time in a susceptible and rapidly changing economic, social, and political environment. Risk
management tasks are assigned to the General Manager in the Wanderlust Retreat Hotel
organizational structure, who is responsible for analyzing potential risks and determining
measures to mitigate negative consequences if risk scenarios occur.
Key areas of risk that may have an impact on the business can be categorized into the following
groups:

Economic Risks

This kind of risk is linked, first and foremost, to the country's deteriorating financial condition.
Because most of our target market comes from all over the country, the national economic
condition is extremely important to The Wanderlust Retreat Hotel.
To mitigate the potential negative consequences of such changes, our contingency plan
includes efforts aimed at acquiring new geographical market segments, such as overseas
customers who are also part of our target market, to compensate for reduced domestic visitor
flow. This could include redirecting sales efforts on other markets, developing new products
aimed at various geographic segments, and revising pricing strategies to reflect changing
economic realities.

Political Risks

Risks which are related to the change of the political system or unstable political system in the
country are characterized as political risk. These risks are very significant to keep in mind as
they have a huge influence on the business sectors of the country. Especially when the target
market is located in those parts that are affected the most. Such as in Pakistan, for the past few
years, out political situation has been really bad and unstable, widely affecting business sector,
particularly in the main cities of the country (Peshawar, Islamabad, Karachi Lahore etc.) where
most of the domestic target market is located.
In terms of contingency plans, actions to be taken depend on the effect caused by the political
situation change. In case of economic effects same actions as for the above mentioned
economic risks can be taken in order to stabilize demand.
