AFFIDAVIT OF CORRECTION
I, MICHAEL S. JUICO, of legal age, Filipino, married to Sofia M. Juico, with residence
at Blk 4 Lot Springville North Phase 1 Brgy. Molino Bacoor, Cavite, after having been
sworn in accordance with law hereby depose and say:
1. THAT I am the registered owner of a parcel of land situated in Barangay of
Molino Municipality of Bacoor, Province of Cavite containing an area of ONE
HUNDRED SIXTY FOUR (164) SQUARE METERS , covered by Transfer
Certificate of Title No. 167-2019000713 issued by the Registry of Deeds for
Province of Cavite, Bacoor City Branch;
2. THAT on the above said title there was an erroneous entry on the Technical
Description particularly on the boundaries of the above-said parcel of land;
3. THAT on the boundaries of the above-said parcel of land on the original title the
error made consists of:
a. Instead of S.38°39’E showing in the Certified Technical Description,
S.53°39’E was shown in the Transfer Certificate of Title.
4. THAT the technical description as appearing on the original title are as follows:
“A PARCEL OF LAND (LOT 35, BLK. 4 OF THE SUBD. PLAN, PSD-04-
004229, BEING A PORTION OF LOT 6291, IMUS ESTATE L.R.C. REC.
NO... 8843), SITUATED IN THE BO. OF MOLINO MUN. OF BACOOR,
PROV. OF CAVITE. BOUNDED ON THE NE., ALONG LINE 1-2 BY LOT
34, ON THE SE., ALONG LINE 2-3 BY LOT 62, (ALLEY), BOTH OF
BLK.4, ON THE SW., ALONG LINE 3-5 BY RD. LOT 10, AND ON THE
NW., ALONG LINE 5-1 BY LOT 33, BLK. 4, ALL OF THE SUBD. PLAN.
BEGINNING AT A PT. MARKED 1 ON PLAN, BEING N. 88 DEG. 43’E.,
1111.53 M. FROM MON. NO. 177, IMUS ESTATE; THENCE S. 53 DEG.
39’E., 10.92 M. TO PT. 2; S. 53 DEG. 31’W., 15.99 M. TO PT. 3; N. 37
DEG. 32’W., 4.84 M. TO PT. 4; N. 39 DEG. 45’W., 4.86 M. TO PT. 5; N.
49 DEG. 09’E., 15.99 M. TO THE PT. OF BEGINNING; CONTAINING AN
AREA OF ONE HUNDRED SIXTY FOUR (164) SQ. METERS. ALL PTS.
REFERRED TO ARE INDICATED ON THE PLAN AND ARE MARKED
ON THE GROUND BY PS CYL. CONC. MONS.; BEARINGS TRUE;
DATE OF ORIG. SURVEY, JULY 27, 1905-JUNE 1908, THAT OF THE
SUBD. SURVEY, JAN. 5-29, 1983, APPROVED ON MARCH 30, 1983.”
5. THAT the correct information or technical description of the said land as certified
by Chief, Surveys & Mapping Division, Edgar S. Barraca, are as follows:
