1. Project Overview

Central Park DAC Plot 6-2 is a 2 blocks consists Block B1 and B2, which have
30-storey Apartment Units. Block B1 have 381 units, while Block B2 have 384 units. The
scope of works for sub-circuiting works is from DB to Fireman switch, lighting & power
end points, which including common corridor, staircase and typical units.

2. Basic Preparation

2.1 All the electrical works shall comply with local latest standard rules and the following
classification:

2.1.1 IEC-60364 & MS

2.1.2 IEC 60947-2

2.1.3 BS7671, Regulation for Electrical Installation (Formally IEE Wiring Regulation,
16th Edition)

2.1.4 Suruhanjaya Tenaga & Electricity Supply Regulation

2.1.5 Comply to Construction Drawings, BoQ and Tender Specifications

3. Planning Stage

3.1 Technical Preparations

3.1.1 Obtained complete Construction Drawings and Technical Specifications

3.1.2 Check for site conditions and begin mobilization

3.1.3 Provide technical and quality clarifications to prevent common quality


problems to project teams. The content of the clarifications should meet the design
requirements of the relevant construction and acceptance specifications.

3.2 Material Preparations

3.2.1 The main materials is the small cable which consists of 1.5mm, 2.5mm & 4mm
1C PVC cable.

3.2.2 The other materials are insulation tape, label identification

3.3.1 Cable puller, Wire Cutters, Screw drivers, Crimping tools, Spanner, Adjustable
Spanner, Hammer drill machine, hammer, grinder machine and etc.

3.3.2 Measuring tape, levelling laser and levelling bar

3.4 Site possession

3.4.1 Clean up the site according to the working location

3.4.2 Concealed conduit & boxes is in position

3.4.3 Door & lock provided

4. Construction Stage

4.1 Preparation Phase

4.1.1 Check the installation & approval of distribution board / back box either
recessed or surface and termination of all conduits & trunking completed. Confirm DB
reference with load schedule detail. Check all conduits as per circuits are installed.

4.1.2 Cable with appropriate length shall be used for laying

4.2 Implementation Phase

4.2.1 Clean distribution boards and make sure all conduits are free from blockage.
Use of air blowers to clean conduits is helpful.

5. Construction Method

5.1 Wiring Works

5.1.1 Before laying cables in conduit/trunking, must ensure cable coils used is

sufficient length. Such can achieved by laying the cables on the floor along conduit route
starting from the last outlet to the next points.

5.1.2 For all final circuits, a minimum of 0.5m length cable coil shall be provided (if
needed) at lighting outlets to cater for necessary adjustment based on final layout and
site condition.

5.1.3 Spring line (cable puller) shall be inserted into the last outlets and pushed
forwards to next outlet, indicating clear path for cable routing inside the conduit, all
cables (phase, neutral and earth) shall then be tapped together to the remaining end of
spring line. The connection shall be properly secured to avoid disconnection during
cable pulling.

5.1.4 Cable pulling shall be carried out by at least two (2) workers to avoid
damaging the cable insulation; one pulls at one end while the other one push the cables
at the other end.

5.1.5 The whole cable drawing process is completed once the spring line has
completely withdrawn from the conduit, leaving behind correct size and correct length of
cables. Once completed, dismantle the connection between cables and spring line for
the next drawing.

5.1.6 No cable shall be drawn into any conduit containing cables previously drawn
since the attachment between cables and spring line may damage the PVC insulation.
Any additional cable to be drawn shall be earned out by removing existing cables from
conduit and completely redraw.

5.1.7 All wiring of multi-point circuits shall be carried out in a ‘looping-in’ system and
no joints and connections other than those required for the final connection at the DB,
ceiling rose, switches, socket outlets, fan motor, etc.

5.1.8 Wires shall be drawn-in carefully and professionally to avoid damage to


insulation. Wire shall be ‘combed’ as drawing-in operation proceeds. The Neutral and
Earth Continuity Conductor of each circuit shall be drawn along with the Phase
conductors of that circuit in individual conduits.

5.1.9 When drawing groups of circuit in a common trunking, ensure that individual
circuit wires are bunched together with cable ties and segregated.

5.1.10 Sufficient termination length of wires is to be left for the purpose of DB


dressing works and same to individual switches or socket outlets for termination and
looping between the boxes. (Refer to Figure 1 & 2 for Lighting & Power sub-circuit)

5.1.11 Individual circuits should be marked at the DB end and switches/socket


outlets as per the Final Approved Load Schedule.

5.1.12 Number of wires that can be drawn into a conduit shall not be more than the
capacity for that conduit or trunking and shall comply strictly with the IEE Wiring
Regulations regarding capacity of conduits and trunking and Space Factor.

5.1.13 Earth conductors (ECC) shall be used throughout the installation and the size
of these wires should be full the size of the Phase conductor (16mm and below) and
should be of the same grade and temperature rating of the phase conductors of the
same circuit.

5.2 Wiring Termination

5.2.1 Once all wires of the DB is drawn in, conduct a check against load schedule
and segregate phase, neutral and earth wires. Install wire marking ferrules and
straighten the wires neatly.

5.2.1 Make sure all the wiring installations are completed and the wires will be
tested for insulation and continuity test before termination.

5.2.2 Using an Insulation Tester (Megger) all cables and wire runs should be
individually tested for insulation failure. Insulation failure between Phase to Phase,
Phase to Neutral, Phase to Earth, Neutral to Earth. Continuity tests are to be done
before termination of wiring accessories and Final DB Breakers / ELCB. The readings /
measurement are to be recorded on the test reports which are to be signed, dated by
the Supervisor, Project Engineer and Consultant Engineer. These Test Reports are to be
later filed and submission with Final Handover to Client.

5.3 Finishing Termination

5.3.1 Firstly, terminate the main incoming to the Incomer Device of the DB. Allow a
little excess loop in incomer cable for future maintenance requirements.

5.3.2 Secondly terminate the ECC Conductors on the ECC earth bar, neatly and
bunching the wires in a straight line. Care should be taken to provide future
maintenance access to remove terminated wires.

5.3.3 Next terminate the neutral conductors in the same way. Then terminate the
phase conductors as per Load Schedule order. There should not be any exposed
copper conductor visible after termination. Overall appearance of the finished Product
should be of high quality workmanship standards.

5.3.4 To complete the DB dressing, ensure that the Final Load Schedule or Single
Line Diagram is fixed on the DB Door, all breaker should be identified with a legend
sticker fixed in the middle of the breaker assembly.

5.3.5 All the switches will be properly covered, and sockets will be properly
protected from plaster, paint, mortar and dirt during construction and decorative/painting
works.

5.3.6 Raise inspection Request to Resident Engineer to inspect and check the
installation works.

6. Testing and Commissioning

6.1 Initial insulation testing is done prior to start of DB dressing works as mentioned
above. Final insulation test, continuity tests is to be done prior to Consultant’s inspection.
(Refer to Figure 3 for configuration of Megger Test)

6.2 Insulation (Megger) Testing

6.2.1 Megger Instrument shall be having valid calibration.

6.2.2 Megger with range 500V/1000V shall be used for conducting the test.

6.2.3 Megger range 500V shall be used for Wire testing.

6.2.4 Megger range 1000V shall be used for Cable testing.

6.3 Pre-Test Preparation Megger Testing

6.3.1 The leads used for connecting megger testing with the circuit should be fault
free and the two connecting leads should have electrical continuity. It is checked by
touching the free ends of the leads together while the megger button is pressed ON to
check for zero resistance.

6.3.2 Check for PVC adopters are provided for cables and male adapter for all PVC
conduits terminating in the panel board.

6.3.3 Check the dressing is complete for all the wires in the panel boards.

6.3.4 Confirm all the connections are completed before the testing.

6.4 Electrical Continuity Test Megger Testing

6.4.1 Connect the free megger test probes to any two conductors required to be
tested

6.4.2 With all the appliance connected or the two ends of the conductors shorted
and all Switches switched ON the reading shown on the megger should be zero. If the
reading shows “INFINITY”, then there is an open circuit. The fault should be traced and
rectified.

6.4.3 For cables, the extreme ends of any two phase is shorted and when the test is
conducted the reading should be zero if the meter reads infinity or some value of mega
ohms then there is a fault in the cable and it should be rectified. Same procedure shall
be repeated for other 3 conductors of the cable.

6.5 Short Circuit Test / Insulation Resistance Test

6.5.1 For Wires;

6.5.1.1 For wires the circuit is tested, Megger range should be 500V

6.5.1.2 Between Phase and Neutral

6.5.1.3 Between Phase to Earth

6.5.1.4 Between Neutral to Earth

6.5.2 With the other ends of the circuit conductor open the value should be infinity
for all the test. If the value is zero, there is short circuit or the insulation of the wire is
damaged and the wire is changed accordingly.

7. Quality Issues

7.1 Causes of common electrical wiring problems and solutions

7.1.1 Electrical Surges

7.1.1.1 It can be occurred due to poor wiring in the house or lightning strikes or
faulty appliances or damaged power lines. Surges are common and last for a
microsecond but if you experience frequent surges lead to equipment damage that
degrade life expectancy particularly.

7.1.1.2 Check the device that connects to the home grid or the wiring and try
disconnecting the poor quality devices from the outlet. If the surges don’t occur again,
your problem is solved.

7.1.2 Overloading

7.1.2.1 Sometimes the light fixture has a bulb or other fitting with high watts than
the designed fixture. This is a code violation and the risk level is quite high. The high heat
from the bulb can melt the socket and insulation present in wires of the fixture. This
results in sparks from one wire to another and causes electrical fires. Even after the bulb
is removed, the socket and wires will still be under damage.

7.1.2.2 It is always better to fit a bulb or any other fittings by staying within the
wattage. If the fixtures are not marked with wattage, it is advisable to use a 60-watt bulb
or even smaller ones.

7.1.3 Power Sags and Dips

7.1.3.1 Sags are dips usually occur when the power grip is faulty and electrical
appliances are connected to it. It also occurs when the grid is made of low-quality
materials. When this is the case, it draws more power when switched on.

7.1.4 Switches of Light not Working

7.1.4.1 If it bad workmanship or sub-standard products with dim switches that


don’t work on adjusting the lights properly. It can also be the fault of wiring or circuit or
outlet.

7.1.5 Tripping Circuit Breaker

7.1.5.1 When other high power consuming items are used before plug in
microwave or hairdryers there is a chance to get it tripped. Tripping is actually a sign that

home is protected. Just check what causes tripping and try using a low setting and also
users can be limited to a single circuit too.

7.1.6 Less Outlets

7.1.6.1 Nowadays most of the houses have extension cords and power strips to
rely heavily on them. If don’t use heavy load extension cords like 14-gauge or thicker the
risk will be minimal.

7.1.7 Electric Shocks

7.1.7.1 When the electricity is not properly used, it results in electrical shocks
with a nasty experience. The chances of such electrical problems in old homes were
quite high because the circuits fitted during older days. An electric shock happens when
switch on or off a device. The issue can either be with the appliance or the wiring. To
check the issue, can test with another device.

7.1.8 Frequent burning out of Light Bulbs

7.1.8.1 If light bulbs burnt out too often, check if issue falls under this:

7.1.8.1.1 High wattage

7.1.8.1.2 Insulation is near to light

7.1.8.1.3 Poor wiring on circuit and mains

7.1.8.1.4 More wattage on a dimmer switch

7.1.9 High Electrical Bill

7.1.9.1 Reduce electric bills by:

8.1 Guarantee Items

8.1.1 The quality of the materials and installation works must meet the design
requirements.

9. Product Protection Method

9.1 Prior to installation, the following will be observed and checked, as applicable:

9.1.1 Clean distribution boards and make sure all conduits are free from blockage.

9.1.2 After completion of all electrical installation, remove dirt, and construction
debris, clean the work location and site is left in a tidy fashion.

11. Work Safety Issue

11.1 Safety Protection

11.1.1 Construction site personnel must fully understand the important role of the

use of safety protection equipment, master the usage of electric and electronic tools,
storage protection and self-protect the safety and health during construction

11.1.2 All construction workers working on site should wear relevant PPE during
work.

11.1.3 All workers who work with sparks, flammable should use masks, protective
glasses and gloves

11.1.4 Wear eye protection items such as glasses, goggles, and face shields when
working with grinder or cutting machine

11.2 Civilized Construction Standards

11.2.1 The construction site should be kept clean and tidy, and waste materials
should be cleaned up in time

11.2.2 The stacking of equipment and materials should be neat and orderly, clearly
marked and not obstructing traffic

11.2.3 The construction safety facilities and firefighting facilities at the construction
site are strictly prohibited to be sabotage.

11.2.4 The workers should be aware of the protection of finished products, and it is
strictly forbidden to sabotage.

11.2.5 Waste materials should be cleaned up in time and sent to designated


locations.

11.3 Prevention and Emergency Situation

11.3.1 In case of accidental injury, the workers shall follow the command uniformly.

11.3.2 Falling from height hazards and falling objects

11.3.2.1 Workers should familiarize the surrounding environment and check


whether there have any hidden danger of falling objects

11.3.2.2 The opening in the construction area shall be covered and shall not
lean against the fence or sit on the edge of the openings.

11.3.2.3 Working at high with using ladder or scaffold should be inspected with
approved to use.

11.3.2.4 Safety belts must be worn when working at heights, and safety belts
must be hung on a firm place. Before working, carefully check whether the safety
facilities used are firm and reliable.

11.3.2.5 Working at heights should pass the physical examination before taking
up their posts. Workers should correctly wear and use safety helmets, safety belts and
other necessary PPE accordance with regulations.

11.3.2.6 The construction workers should concentrate their attention, isolation


the areas to prevent others to be injure.
