SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

We, the heirs of DIOSDADO S. BALBON, SR., namely: SOCORRO BALBON-RIVERA, a resident of
Project 4, Quezon City, Filipino, married, MARIETTA BALBON-GONZALES, a resident of San Lorenzo
South, Sta. Rosa City, Laguna, Filipino, married, JOSEFINA BALBON-DELA ROSA, a resident of Manotoc
Subdivision, Barangay Marulas, Valenzuela City, Filipino, married, JUANITO L. BALBON & SUSAN L.
BALBON, both single, Filipinos, and of legal ages, both residents of VeraVille Townhomes Classic, Talon,
Las Pinas City, do hereby name, constitute and appoint our co-heir and brother DIOSDADO L. BALBON,
JR., filipino, of legal age, married, with residence and postal address at Purok 2 Barangay Tangohay,
Dimiao, Bohol, to be our true and lawful Attorney-In-Fact, for us and in our names, places, and stead, to
perform and to do all or any of the following acts:

1. To negotiate for the sale to any prospective buyer involving our inherited real property
located at Barangay Tangohay, Dimiao, Bohol, designated as Cadastral Lot No.2269, with Tax
Declaration No.2016-20-0032-00822, containing an area of approximately 1,800 square
meters, and still declared under the name of LIBRADA BASALO, in an amount agreeable to
our said Attorney-In-Fact;

2. To secure all legal documents, to sign for and in our behalf, execute and deliver contracts of
whatsoever kind or nature in such terms and conditions in order to carry into effect the
foregoing authority;

3. To receive cash payment representing proceeds of the sale and shall divide it in equal shares
among the surviving heirs.

HEREBY GIVING AND GRANTING unto our said Attorney-In-Fact full power and authority to do and
perform all and every act requisite or necessary to carry into effect the foregoing authority to make the
transaction, as fully to all intents and purposes as we might or could lawfully do if personally present,
with full power of substitution and revocation, and hereby ratifying and confirming all that our said
Attorney-In-Fact or shall lawfully do or cause to be done by virtue hereof.
