DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

WE, spouses BIENVENIDO ARAPE and LILIA ARAPE, both of legal age, Filipino, and residents
with a present address of Block 40 Monggo Street Barangay Tumana,Marikina City are the owners of a
parcel of land, embraced within and covered by portions and more particularly described as follows:

WRITTEN STATEMENT OF SELLING

March 21, 2002

“I Mrs. Lilia and Ben Arape received the amount of 40,000 thousand pesos as the advance payment of
one heirs part of lot and house which is located at 64 Pipino St. Tumana Concepcion Marikina City”.

"A portion of a parcel of land present located at Blk. 40 Monggo Street, described and situated in
the Barangay of Tumana, City of Marikina containing an area of TWENTY ONE (21) SQUARE
METERS more or less, that for and in consideration of the sum of FORTY THOUSAND PESOS
(P40,000.00) Philippine currency, to us in hand paid by and receipt of which is hereby
acknowledged from HERMINIA V. MABULAC of legal age, Filipino, widow, a resident of Block 40
Monggo Street, Barangay Tumana, Marikina City, hereby SELLS, TRANSFERS and CONVEYS
and by these presents and have SOLD, TRANSFERRED and CONVEYED unto said LUDIVINA
M. BUENAFE, the aforesaid portion of land.

WE HEREBY warrant that said portion of land is free from any liens and encumbrances
and that we will defend the title and rights of the VENDEE from any claims of whatever kind or
nature from third persons.

IN WITNESS WHEREOF, we have hereunto set our hands on this 16th day of May in
Marikina City.
