First green building council
 A non profit NGO founded in1993
 Founders: David Gottfried, Rick Fedrizzi, Mike
Italiano
 Aim: to promote sustainability focused practices in
building and construction
 In 2002, WorldGBC was officially formed with eight
founding GBCs: Australia, Brazil, Canada, India,
Japan, Mexico, Spain, and USA.
 Green building councils develop and administer many
of the world’s green building ratings tools (assessment
methods).
What is a green building rating tool?

 Green building rating tools are used to assess and

recognize buildings which meet certain green
requirements or standards ,thereby encouraging and
incentivizing them to push the boundaries on
sustainability. Rating tools can also differ in the
type of buildings they are applied to, with specific
tools used for different building types such as
homes, commercial buildings or even whole
neighborhoods.
Major Assessment Methods
•  Is a voluntary sustainability rating system for buildings in Australia. It was launched in
2003 by the Green Building Council of Australia.
• Green Star benchmarks projects against the nine Green Star categories of: Management;
Indoor Environment Quality; Energy; Transport; Water; Materials; Land Use & Ecology;
Emissions and Innovation.

CASBEE (Comprehensive Assessment System for
Built Environment Efficiency)

• CASBEE is composed of four assessment tools

 CASBEE for Pre-design
 CASBEE for New Construction
 CASBEE for Existing Building
 CASBEE for Renovation

• Its practical application has been limited in Japan. • Assessment system :

 S (excellent)
• Fundamentally an ‘architectural’ design tool  A (extremely good)
 B+ (good)
• Official CASBEE certification is rarely pursued as it’s  B- (rather poor)
not recognized internationally  C (poor)
LEED (Leadership in Energy and Environmental Design)
 It’s a rating system devised by the United States Green
Building Council (USGBC) to evaluate the
environmental performance of a building and encourage
market transformation towards sustainable design.
  This is a voluntary, market driven building rating
system based on existing proven technology.
 LEED registration and certification fees paid directly to
USGBC. The project registration fee is $600 and the
certification fees range from $2,250 to $22,500 based on
project size.
There’s a LEED for every type of building
project:

•for New Construction and Major Renovations

•for Homes
•for Existing Buildings: Operations and Maintenance
•for Commercial Interiors
•for Schools
•for Healthcare
•for Neighborhood Development

LEED Point System :

• LOCATION & TRANSPORTATION -

10
This category rewards thoughtful decisions
about building location, with credits that
encourage compact development, alternative
transportation, and connection with amenities
such as restaurants and parks.
• SUSTAINABLE SITES - 22

• WATER EFFICIENCY - 15

• MATERIAL & RESOURCES - 16

• ENERGY & ATMOSPHERE - 38

• INDOOR ENVIRONMENTAL
QUALITY - 21

• INNOVATION AND DESIGN - 11

The purpose of this LEED category is to
recognize projects for innovative building
features and sustainable building practices
and strategies.

• AWARENESS AND EDUCATION - 3

Create a homeowner’s manual covering the
operation and maintenance of the green
features of the home.
BREEAM (Building Research Establishment
Environmental Assessment Method):

• First published by the Building Research Establishment (BRE) in 1990, is

the world's longest established method of assessing, rating, and certifying
the sustainability of buildings.

• Developed Code for Sustainable Homes for

the UK Government in 2006 consolidating
some standards into Building Regulations.

 Real estate developers have begun to use LEED certification
and a building's green status as selling points
 BREEAM certified office buildings achieved a 21% premium
on transaction prices and an 18% premium on rents
