AVAILABLE INFORMATION:
Information received:
• Original design: Reinforced concrete perimeter fence without gates, plastered
smooth with paint finish on both faces for a residential lot.
• Finished dimensions: 150mm thick x 100m length x 1.50m height, @ 60kg/m3
• Schedule constraint: Should be completed without causing delay to construction
of house
Task given:
1. To prepare a value engineering proposal using the VE process (functional analysis
to evaluation)
2. To prepare creative phasing
3. To have an evaluation
PREAMBLES:
1. Assumed the lot is a perfect square;
2. Assumed dimension of lot for fencing is 25m x 25m;
3. Assumed that all sides of the lot shall receive fencing;
4. The construction of fencing shall commence with the foundation
works;
5. The construction of fencing shall be on zoning method;
6. The perimeter shall not be fully enclosed to leave access for
construction of the house;
7. The enclosure of the perimeter fence shall go along the finishing
works of the house.

IS THE ORIGINAL DESIGN FUNCTIONAL?
YES
If the purpose of the fencing is to provide security within the premises , assuming a fully
enclosed space even without a gate.
NO
The house cannot utilize its function if it’s not accessible, assuming a fully enclosed space.
In contrary, there is an access opening but without a gate then security is not fully
achieved
CREATIVE PHASE:
1. To allow opening for access gate (both main and pedestrian gate)
2. To propose different designs using different materials meeting the target cost
3. Comparison of designs in terms of cost, time, aesthetics and durability.
