Scope
• The Telenor Headquarters project is divided into two buildings i.e.
• main office building
• a parking building.
• Beside these buildings, scope of work included
• a 100 m high steel architecture tower
• external development.

PUBLIC
 Main Building
• Three storey building with footprint of 6,500 square meters.
• This building is divided into 6 blocks i.e. Block A, Block B, Block C, Block D, Block E and Block F.
• Block A, B, D and E are three storey structures which will consist of work zones with all essential work
environment features like meeting rooms, social zones, kitchenettes, cafes, washrooms and multipurpose
halls.
• Block C is also a three storey structure and will be a dedicated zone for all IT, power and mechanical
equipment which will be necessary for smooth operations and for power, firefighting and water
management systems of the buildings.
• Block F is a two storey structure which will consist of a ladies and a gents’ gym, play areas, mosque and a
children nursery.
• Scope of works include earthworks, structure works, architecture works including procurement
and installation of all kind of finishes, MEP works including electrical works, HVAC works,
firefighting works and plumbing works with procurement, installation, testing and
commissioning of all kind of MEP equipment and fixtures. All kind of works will be executed
according to IFC drawings and technical specifications

Parking Building
• Covered area of 5,500 square meters
• Constructed separately from the main building.
• An underground structure with two underground storeys and a surface
parking
• It will provide parking facility to about 600 four wheel vehicles.
• Scope of works include earthworks, structure works, architecture works
including procurement and installation of all kind of finishes, MEP works
including electrical works, HVAC works, firefighting works and plumbing works
with procurement, installation, testing and commissioning of all kind of MEP
equipment and fixtures. All kind of works will be executed according to IFC
drawings and technical specifications.

100 m Steel Tower
• A 100 m steel architecture tower will be constructed on north side of
the main building.
• Scope of works include earthworks, structure works, architecture
works including procurement and installation of all kind of finishes,
electrical works including procurement and installation, testing and
commissioning of all kind of electrical equipment and fixtures. This
steel architectural tower will be constructed according to IFC drawings
and specifications.

• Time Frame: Handing over the house in 6 months demands us to properly
plan the project followed by strict monitoring and control procedures.
• Project Team: We have complete confidence in the Project Team but
also realize that Sub Contractors on the team have others projects on
their list too that might, at times, take priority.
• Other Stakeholders: Neighbours can come up with any of the concerns
anytime.
• Weather Conditions: Rain - the biggest nature's hurdle in the execution
of the project.
• Others: Earthquakes, Legal Issues, Etc.

• Pure and particular risk: It includes damage to persons and
property (such as fire, storm, water, collapse, subsidence,
vibration, etc.). Contract conditions often make it a contractual
obligation to take out insurance cover against these risks.
• Fundamental risk: This includes external factors such as:
damage due to war, nuclear pollution and government policy on
taxes, labor, safety or other laws; malicious damage; and
industrial disputes.
• Speculative risk: It is something which can be done in advance
as decided by the parties to the contract. This may include
losses in time and money, which result from unexpected ground
conditions, unforeseeable shortages of labor or materials, and
other similar matters beyond the control of the contractor.
