roof terraces form important
features of the apartments,
enhancing the tightly built living
areas. This particularly suitable for
north Indian climate and lifestyle.
Introducing windows at the
opposite ends of the room ensures
cross ventilation and natural light.
Larger windows and doors open on
to the terraces, which are flanked
by high parapets to ensure privacy
for the families. Deep-set windows
provide protection from the sun.

3. CONTEXT- KANCHANJUNGA APARTMENTS,
MUMBAI
• LOCATION- CHANAKYAPURI, NEW monsoon
DELHI
monsoon
• CLIMATE- The east-west axis provides ample
sightings of the Arabian sea and the harbor with
the added benefit of receiving all the sea breezes.
The axis also harbors harsh afternoon sun and
troublesome monsoon rains. Because of climatic
considerations with existing views, the massing
settled upon a configuration facing east and west.
Correa interlocked four different apartment units
with small variations in levels on the floor
leading to the eventual garden verandah
suspended in the air.
4. CONTEXT- HABITAT 67
• LOCATION- MONTREAL, CANADA
• CLIMATE- Particularly, cities in the US
northeast are expected to experience increasingly
scorching summers and frigid winters as a result of
climate change.
• Safdie suggested that adaptable outdoor spaces for
residences could provide more pleasant living
conditions in these places, rather than relying on air
conditioning and heating.
• "In Boston, the winters are getting colder but the
summers are getting hotter," he said. "So you create a
little terrace, and you can't use it half of the year. So
let's find a way that we can [enjoy it more]."
• "In New York, if I was to design ideal terraces, I
would have a section that is a greenhouse," Safdie
said. "And the greenhouse opens up to become part
of the larger terrace. Come winter, you're in the
greenhouse and you're surrounded by beautiful
snow."

HOUSING
• Orientation : North-South access prevailing direction for the types 5
up to 3 floors and also for the East-West Towers Building. (orthogonal
to the prevailing direction of the system)
• Massing and heights : Two 8 storey towers on either side of the
site provide large units of 130-160 sq. metre. There are 8 types flats in
the towers. Between them are 4 storey clusters of apartments around
open areas for pedestrians or vehicles. These contain smaller 1
apartments (50-100 sq. metres) of which there are 16 variations to meet
the specific desires. 6

Entry/Exit and Circulation: 2

• There are six entries to the site.
• 1,2,3.4 are used as the vehicular entries to the site.
3
• 5 is used as pedestrian entry catering to the near bus stop at Sarai
Julena.
• 6 is the service entry for the site which remains closed most of the time. 4

• Each gate is dedicated for a particular courtyard. Vehicular circulation is

limited to individual courtyards for the purpose of parking. Apart from
that, the major circulation that happens is pedestrian.
3. ORIENTATION & APPROACH-
KANCHANJUNGA APARTMENT
• Orientation : The building has to be oriented east-west to
catch prevailing sea breezes and to open up the best views of the
city. Unfortunately, these are also the directions of the hot sun and
the heavy monsoon rains.
• Massing and heights : Because of climatic
considerations with existing views, the massing settled upon a
configuration facing east and west. Correa interlocked four
different apartment units with small variations in levels on the
floor leading to the eventual garden verandah suspended in the air.
32 apartments stacked over 28 stories form an interlock of 3 with
4 bedroom units and 5 with 6 bedroom units which reveal
themselves through sheer end walls that support the cantilevers.

3. SPATIAL ORGANIZATION- KANCHANJUNGA
APARTMENT
• The arrangement of apartments and the program of
various units in the apartment is reminiscent of Le
Corbusier’s Unite’ d’Habitation, with a difference of
opening up as compared to horizontal corridors. There
are two apartments on each floor with the tower core as
vertical circulation, with split-level dwellings. The
apartments vary from 180 to 420 square meters with
bedrooms ranging from 3 to 6. All apartments have
servant rooms that are directly connecting to the kitchen.
• The interiors are detailing as compared to the simple
exterior. Also, the double-height terrace differs from
interior and exterior spaces. Within the flat, the users
enlive with views of the city out of the living and
bedrooms and terraces.

1. SERVICES - FRENCH EMBASSY
• Given a separate entry from the rear of the site, the
staff quarters comprised a three storied cluster with
eight units, varying from 60 to 70 square meters in
total area. Each of the units typically included two
bedrooms, a kitchen, bath and W.C. and a large
verandah but the plan was altered at every level
with the rooms being biggest at the ground floor
and smallest at the second.
• The architect's approach was to build a modern
little settlement that would create a minor
community of eight families: units contemporary in
appearance and method, but traditional in influence
and interaction. The idea was also to allow privacy
for both the Embassy and the staff quarters, neither
overlapping nor infringing on each other's
functions. To successfully combine these aspects,
the architect drew from precedents in Rajasthan
where even the tightest humdrum of houses would
manage to squeeze in private spaces through

courtyards, open staircases and roof terraces.

• The centralized organization of secondary spaces grouped around
a common space and they respond to individual requirements of
function, express their relative importance responding to the
environmental conditions of the site.
• Each floor houses 4 apartments, with the exception of the ground
floor which is used for parking . The accesses to the compartments
are through the central distribution space which also houses the
stairwell and the elevator compartment.
• Every flat fits in living, dining, kitchen and utility areas with three
bedrooms, a verandah and a terrace. The omission or inclusion of a
servant's room devises a different unit. Double-height roof terraces
have been scooped out to give the flat façades a purpose of
volume.
• Each of the Type A tower accommodates eight variations of
apartments, spanning 130 to 160 square meters which increases
the utility of the spaces .

3. SERVICES - KANCHANJUNGA APARTMENT
• The building is a 32-story reinforced concrete structure
cantilevering 6.3 meters for the open terraces. The central core
addresses the lateral loads while providing for vertical circulation
(elevators and staircases).
• Majorly known for the first building in India constructed through
a slip method, that is, construction of the central core before the
peripheral structure. So the method was necessary to address the
cantilevered terraces. And the floors connect the facade with the
structural core. The dual concrete construction forms a tube-in-
tube system adding to the stability of the whole tower.
• 32 apartments stacked over 28 stories form an interlock of 3 with
4 bedroom units and 5 with 6 bedroom units which reveal
themselves through sheer end walls that support the cantilevers.
