MIXED-USE HIGH RISE COMPLEX

In the contemporary urban context, the available land for building commercial, retail and office
space is at a premium. Increasingly, mixed-use, high rise developments are perceived as a practical and
sustainable way to optimize land use while creating dynamic new urban communities.

They also create the opportunity for people to work and enjoy leisure activities, in self-contained
units; these towers evolve to form a new typology. The Mixed-Use high rise complex is a floor by floor
space stacked up on top of the other, designed to reflect the aspirations of the local community.

THE PROJECT

A Mixed-Use High Rise Tower is proposed to be developed in a site of 3 Acres on 200ft Radial
Road near Pallavaram. Considering the requirements in the area it is proposed to have a mixed use
development incorporating office and retail space.
THE CHALLENGE

 Addressing the aspirations of the client.


o Client plays an important role in the vision for project. Their aspirations regarding the form
of the building, symbolic nature of built form and need for other value addition plays an
important role in shaping the design goals for designers.
o The needs of the client should play an important role in the whole design process.

 Reinvent The ‘Office’ Space

o The idea of the conventional office is reinvented to be a dynamic, versatile and lively
space fostering innovation and creativity in users.
o While serving its purpose of being a work environment, the design needs to be evocative
enough to radicalize how office buildings are looked at; and serve as a model that redefines
the present day functioning of the corporate ‘workspace.’

 Resuscitate the notion of ‘work’

o Envision a model for office spaces that breaks the conventional system of corporate
blocks, asking participants to create a space that enhances productivity, flattens work
hierarchies, and evokes an atmosphere inducing creative thought and collaborations among
people.

 Sustainability

o The design should be responsive and adaptive to the local climate and structural
systems as far as possible.
o Make the most efficient use of land while providing a higher quality lifestyle for those
who live or work in the developments.

 Revive The Context

o Rather than it being a mere architectural expression, the building should have a holistic
approach towards responding to the site it is in.
o The office design should be a people-oriented design responding to activities, behaviors
and current circumstances.

The design studio would aim to focus on the creative process to achieve the above goals, students may be
given the choice of prioritizing, the use of current software and relevant technology to express their
architectural design is encouraged.

THE SITE

This site is a potential site for mixed use as it is located on Anna Salai, in close proximity to the
Nandanam Metro Station.
THE MIX

Considering the potential of site, it is proposed to have a project mix having office space of 70%
(majorly IT industry), along with commercial spaces of 30% consisting of Shops and eateries. It is
proposed to achieve a FSI of 3.25

 Site Area 8640 SqM

 Multi use Office (70%)


 Retail (30%)

OBJECTIVES

1. To exhibit and establish the configuration between the varied activities of office & commercial.
2. The design should strongly emphasize on visual perception - an iconic structure that can serve as
a landmark in the stretch
3. To create a mix of uses that relate to and complement each other and integrate them through
site design by providing shared use of public spaces and landscape connections.
4. To integrate the structure and building services that complements the design solution.
5. To provide proper pedestrian and vehicular access to all facilities in addition to creating
pedestrian friendly design

THE DESIGN CONSIDERATIONS

 The spaces though share a common built form; the service and access have to be thought as
independent entities. Office and commercial movement must not collide with one another. This
includes aspects such as
a) Vehicular Access
b) Circulation and Service Cores
c) Security
d) Services

Building By-laws to be followed - (TNCDBR-2019)

Building type: High Rise Building (building exceeding 18.30m height)


FSI: 3.25 (maximum) vide clause (39) of TNCDBR-2019
Plot Coverage: 50% (maximum)
OSR: 10% of land area (minimum width of 10 meters. It shall not be in more than 2 parcels)
Set back as per norms
