1. DIAGNOSIS: COMPARED TO A TRADITIONAL (CODE COMPLIANT) BUILDING,
WHAT DO YOU THINK THE DESIGN AND CONSTRUCTION COSTS FOR BUILDING
GREEN WOULD BE IN THE EARLY 2000S? WHAT DO YOU THINK THE RELATIVE
COSTS OF A HIGH-PERFORMANCE GREEN BUILDING ARE TODAY?

Cost of Green building estimated in the early 2000s was 6.7% to 9.3% higher than the cost of
traditional building .

2. PITCH: HOW WOULD YOU MAKE THE CASE FOR BUILDING GREEN?

 As we read the case on MIT Sloan School of Management, we have discovered the proposal of
two buildings i.e., Green Building and Traditional Building.
 And further in the case we have seen both oppurtunities and threats of both the buildings like,
the opportunity for establishment of Green building is that – it’s cost effective in comparison with
Traditional building and MIT Sloan can take the first mover advantage over Green building.
 Afterwards, we have also seen that the Dean Richard Schmalensee discusses the proposal
regarding both the buildings with his employees, alumnis and his students too, that which one
according to them is most preferred.
 At last they decided to go on with the proposal of Green Building.

3. RECOMMENDATION: SHOULD DEAN SCHMALENSEE PURSUE A GREEN OR
TRADITIONAL BUILDING? WHY/WHY NOT?

 According to our analysis Dean Schmalensee should pursue a “Green building”.

Why we are considering Green Building? Why we are not considering Traditional Building?

 Less Operational Cost.  High Operational Cost.

 Energy, Water and Material efficient.  Less Energy, Water and Material efficient.

 Operations and Maintainance optimization.  Resources are not properly optimized.

 Waste Reduction.  Increase in waste.

 Indoor environmental quality and enhancement.  Poor indoor environmental quality and
enhancement.

4. ACTION PLAN: HOW WOULD YOU BUILD STAKEHOLDER
ALIGNMENT ON THE PROJECT?
Action Plan to build stakeholder alignment on the project—

1) Lead with integrity-- Meaningful engagement requires trust. 

2) Manage expectations-- Each of your stakeholders has expectations like ROI, decision making etc.

3) 1:1 touch-base -- Depending on the stakeholder, it may also help to establish a weekly 1:1 touch-base to regularly discuss

progress, risks, concerns and long-term goals.

4) Don't align them and leave them.

5) Seek to understand before being understood.

6)  Visualize-- By providing a visual of concrete information, it will eliminate uncertainty and verify whether everyone’s feedback

was correctly incorporated.
