RESTORATION
REPORT
HISTORY
Nampally Sarai / Tipu Khan Sarai also known as
Sulah Sarai   (a peaceful resting place) built by
Nawab Tipu Khan Bahadur.
The building is spread on area of 5,828 square yards
(4,873 m2) .
The building was a retreat for the people travelling
through Nampally railway station.
It was also used a state guest house after 1948
by Government of Andhra Pradesh. In 2002, the
government contemplated demolishing the structure
and building a new one. In 2011, it received heritage
site status from the government,[5] because of the
efforts of heritage activists and INTACH. The
building is poorly maintained and in a dilapidated
state. It was handed over to HMR who planned to use
the Sarai as an overhead station and link it with
Nampally railway station but the plan was put on
hold due to protests. Currently there is no
confirmation by GHMC on its restoration or
demolition.

USAGE &
PROPOSALS
At present the building is used as a Taxi Stand and
also there is a government office at the back end of
the building
There were many proposals by HMR and GHMC but
none of them were executed till now.
Under the Hyderabad Metro Rail (HMR), the
Nampally Sarai was initially taken up to be used for
parking and circulation area but the authorities put it
on hold due to its condition.
As of a statement from HMR official , the structure
is brittle that lime mortar has given away in several
places and may collapse if we work on it .

DAMAGE ANALYSIS
It has been 100 years the sarai was built and the
structure now is heavily damaged and decayed that it
may collapse in the process of its restoration and
repair.
Back when AP govt shut down the Sarai as A
guesthouse there after no maintenance work has been
undergone for the structure.
Due to non-maintenance, vegetation started growing
from the walls, nourished by the water seeping into
them after the drainage system got clogged.  It soon
turned into a den for where vagabonds drank,
gambled and indulged in other socially unacceptable
activities for decades.
Despite this GHMC’s Fogging & Entomology unit
operated from the rooms behind the original
structure.
Construction Debris , human waste , debris from
chipping of walls and ceiling and waste from the
wine shop that operated in the structure owned by
GHMC , resulted in the Heritage structure converting
into a “Haunted Bungalow”.
During the recent monsoon , a part of the structure
collapsed. The roof of second floor weakened due to
heavy rains and thus collapsed.
Overall damages in the building are
- Lime mortar wearing off
- Fungus decay
- Water seepage
- Cracks in walls and columns
- Root penetration into structure
- Plaster wear off
- Dampness in the ceiling

REPAIRING
SOLUTIONS
After detail study of the damages in the building and
its condition , the structure repair and restoration has
to done right from the roots. The damage and decay is
very sever that the structure might collapse any time.

Hence the structure can be repaired but it may not


have enough strength to function as a guesthouse. It
can be used as a heritage attraction promoting
tourism.

Repairing solution:
- All the vegetation penetrating into walls and
slabs must be removed.
- The debris must be cleared and the building must
be cleaned.
- The elements which are severely damaged and
weakened must be rebuilt in the same design they
existed.
- Areas where plaster and lime mortar is wearing
off they must be re-plastered.
- Cracks must be filled using epoxy injection
method as they are very deep.
- Minor cracks should be grouted.
- Ceilings must be treated with DPC and plastered
where ever necessary.
- Brick elements must be Tuck pointed.
- Parapet walls , beam joints must be repaired
using ferro cement .
- Overall building must repainted after all the
repairing work its completed.

As the structure must be repaired from ground
zero , with consideration of labour availability ,
material transportation , machinery work , weather
effects , permissions and overall labour work , the
estimated time for restoration is 6 months ( 180
days)
