TERMS AND/0NDiTION5:
1. Term a) Renewals The renewed Rental Agreement shall be in effect for a period of 11 months, commencing on 24" December,2022 and

4.Maint ance and Repairs: The Tenant shall be responsible for the routine maintenance and upkeep of the Property, and the Landlord shall be
responsible for repairs resulting from normal wear and tear, as per applicable law.
5. Utiliti : Unless otherwise specified in the original Lease Agreement, the Tenant shall be responsible for all utilities, including but not limited to
water, gas, e1ectricity, and internet/Eable services.

6. Other terms: All pther term5 and conditions of the existing Rental Agreement, not specifically modified by this Renewal, shall remain in full force
and effect.
