 LOW-RISE BUILDING/STRUCTURE
- From 1 – 5 storeys i.e. 4.00 meters to 16.00 m, inclusive of an average
1.00 m provision for parapet wall or roof apex. Excludes maximum
allowance for a 6.00 m tall antenna/steel tower on top of the structure
(only where allowed by the CAAP).
 Design Strategies

 Low-Rise Housing – primarily contains two or more dwellings and is no more


than two stories in height.
- focuses on livability and person-centered design approach.
- aims to provide shelter to different types of families living in the community.

 Design Considerations:

1. Density/Population – must be properly taken an account when designing a low-rise


housing or any kind of structure.
2. Location and Accessibility – access of the building, setbacks, building envelopes,
context and character of the area and parking allocation.
3. Policies – must follow the standard for housing in certain places.
4. Amenities and Recreational Areas – the space of dwellers for leisure and outdoor
activities for interaction for others.

5. Weather and Climate – consider the tropical climate and the weather disturbances
in the area.
6. Safety – in terms of structure, hazards (man-made or natural), visual privacy, etc.
7. Noise and Pollution - treatment of noises from roads and neighbors and in the
common/circulation spaces.
8. Diversity – design must benefit the diverse occupants range of lifestyle and flexibility.
9. Landscape – integration of surroundings in streetscape and context.
10. Sustainability – manage carbon footprint, reduce energy, sustainable energy and
alternatives, rain collection and others.
