Summary
 Delay on construction projects is a universal

phenomenon. They are almost always

accompanied by cost and time overruns. The
two major delay damages are time extension
and liquidated damages .
 The contractor will claim for time extension

or for additional cost or will ask for both and

the owner will ask liquidated damage for late
completion of the project determining the
contractual responsibility of delay is the most
likely source of dispute in construction
projects.
Introduction
 Construction industry is an industry, which

involved in the planning execution and

evaluation (monitoring) of all types of civil
works.
 Construction industry play an important role in

social, economical & political development of a

country.
 Construction projects are time bounded. Each

project has predetermined duration with

defined beginning and completion time.
 . Delays, which are the major cause of claims,

may occur due to unforeseen site condition;

increase in scope of work and others. These
delays which rise during construction leads the
parties in the construction to conflict (dispute)
Statement of the problem
 Literature says, “Delay is endemic to Ethiopia “.

Hence the main goal of our research is to

assess delay in building construction projects
in Hawassa city
 Research Questions

 In order to study the problem identified, the

following questions have been stated for the

study
 What are the causes and impacts of delay in

building construction projects?

 What are the major, minor and supportive

causes and effects of delay in building

construction sites in Hawassa city?
 What measures were taken to avoid delay of

building in constructions projects?

Objective
 1.4.1General objectives
 The general objective of our research will be

Assessment of delay in building construction

project causes and their impact on building
construction sites in Hawassa city.

 1.4.2 Specific objectives
 To identify the main causes of delay
 To indicate the impact/effect of delay
 To indicate or show directions to minimize

causes of delay
 Scope of study
 Our research will be limited to building

construction projects that are carried out in

Hawassa city.
 Significance of the study
 The aim of our research study will be

determining the contractual responsibility of

delay is the most likely source of dispute in
construction projects.
 Limitation of the study
 The limitation of the research will be shortage

of time.
Literature review
Construction participants
 Construction business promoters

 Construction management consultants

 Architect – engineering associates

 In put suppliers

 Construction contractors

 Planning

 Planning involves setting visions, missions and

goals of organizations, projects, or programs

together with the activities to achieve them.
 Project control

 In construction all project are time bounded. The

project time objective specifies the project

completion time. Time delays results to
penalties while early completion might earn
Claims
Construction claims are requests either for
money or for time extension by either of the
parties in the construction contract.
Claims can be divided in to four c categories

 Claims for the payment of damages due to

the employer’s breach of contract
 Claims for additional payments under specific

provision of the contract

 Claims arising out of variations
 Claims for disruption and decay
