Factors affecting contract delays in Construction Projects in Sri lanka

Rationale:

Time delay is one of the biggest problem facing in many construction projects. Most of the construction
projects have been delayed due to the Corona virus these days. But Sri Lanka has faced this disease
successfully. Although all the countries in the world has to work as the given medical guidance and carry
on the day today works. So the delays of construction projects rather than this kind of unexpectable
reasons can be identified with this research.

Purpose:

The aim of research is to examine the causes and effects of delay on construction project during
construction project during construction phase and to provide control measures for time overrun in the
projects.

Background:

Completing projects on time is the key factor of project, but the construction process is subject to many
variables and unpredictable factors, which result from many sources such as availability of resources,
external factors, performance of parties and type of construction. If there is a delay in project it leads to
loss of productivity, increased cost, contract termination and disputes between contractor and owner.

A construction project is basically a temporary endeavor with specified time and cost initiated to create a
unique product, service or result tend to be limited edition. The project team comes together to create
that unique development on a particular site under circumstances. They may be complex, demanding high
level of coordination of permissions, people, goods, plant and materials and construction can begin
despite many uncertainties and as a consequence, delays are common.

Furthermore, the involvement of advanced technologies and owner desired changes makesit even more
difficult to keep a project on the scheduled track.
Construction delays are considered as time lag in completion of activities from its specified time as per
contract or can be defined as late completion or late start of activities to the baseline schedule, directly
affecting specified cost.

Objectives:

 To identify delay factors in construction projects.


 To rank the delay factors according to the importance level on delays in project.
 To find the tools to analysis and evaluate the time delay factors in the construction building.
 Recommendations to control delay during construction phase for construction project.

Method:

A study carry out on construction schedule delays and various delay analysis techniques and methods in
order to evaluate the causes of delay and their impacts in the construction project. Then a questionnaire
survey is doing to find the major causes of delay faced by client, contractor, consultant and Project
management in several kind of projects in Sri Lanka. The outcome of the survey is to provide
recommendation to control delay in the project during construction phase.
