Outline

• Building Bye-Laws
Provision for safety from Fire & Explosions
• Insist= non flammable materials for construction, banning thatched sheds in
urban residential areas
• Providing open space = all sides of building, prevent spreading of its
influence to the neighboring buildings
• Insist = Std. sizes of load bearing member, foolproof construction with
adequate ventilation for the quick & easy escape of inflammable gases.
Provision for mean of Access:
• Public/private Building = access like street/roads duly formed
• Access = free from obstruction & no portion of building , lighted, drained,
• New Residential = min. width = 6m & length = 75m
• In existing built up area= plot facing street = 4.5 m width
• Multistoried building = width >12m
Provision for drainage & sanitation:
• Aligning the road to gentle slope and by providing reasonable chamber
• Provide more plinth height
Provision for safety of works against hazards and accidents:
• Sufficient work force in daylight and good working condition
• Stock of oxygen cylinders
• Walk way : Free from sharp and hard projecting material and wire and bars.
• Area of constructions = Shielded from public
• Skilled person should be employed
Provision for off street parking:
• Street = Parking space in addition to the one provided along the roads
• Plain ground , slope ,< 5%
• Car- 3 x 6 m Individual, 2.75 m x 5m common.
• Circulation area: Open – 23m2, covered parking- 28m2, basement parking-
32m2.
Provision for Green belt and landscaping:
• Avoid heat Iceland effect
• Provide plant, trees, shrubs and creepers within and around building
• Provide parks , gardens, play grounds and nurseries,lakes
• Central green space= 3 to 8 sq.m
• Community green space = 5 sq.m
• Residential green space= 5 to 11 sq.m
• Total green space per person = 13to 24sq.m
Provision for low income houses
• Single or double storied row houses( min 4 and max 12)
• Size 20 to 40 sq.m of plinth area
• Multipurpose room, kitchen , toilets
• Minimum dimension requirement
Size of structural element
• Load bearing wall = 200 mm
• Brick column = 200mm
• Concrete column =150 X 150 mm( 4 steel bars of diameter not less than 12
mm)
• Circular column diameter = 150mm( 6 steel bars of 12mm diameter)
• Cement concrete= 1:2:4
• Thickness of slab=100mm
• Glass panels for doors and windows= min thickness 5 mm
Applicability of the byelaws
 New construction
• should be designed and constructed according to byelaws
• Proposed building plan = approved by urban development authorities
 Addition and alteration to building
• Addition, alteration ,modifications or extension= proposed modification
should be approved by concern authorities
 New occupancy = new byelaws
 Development of land is undertaken= byelaws apply to entire development
of land
 Any part or whole of the building is demolished =byelaws apply to
remaining part of the building and to the work involved in the demolition
