I. THI K TRC NM 2013


1. NGUN CUNGTRC NM 2013
Th trng vn phng cho thu c cc nh u t ch n t nm 2005.
S liu thng k v vn phng cho thu ti TP H ch Minh ca cc t chc nghin
cu th trng nh Jones Lang LaSalle, Savill, CBRE u khc nhau, tuy
nhinnhn nh chung u cho rng ngun cung mi vn phng tnglin tc t
nm 2006, nht l thi k t nm 2008 n 2012 mc d thi k ny th trng bt
ng sn chuyn qua giai on ng bng vi nhng giao dch hn ch.
Thng k ca t chc nghin cu th trng DTZ cho thy thi k 2006 n
2012 din tch vn phng tng vi tc bnh qun khong 23-24%/ nm. Giai
on tng mnh nht t 2008 n 2011 vi tc tng bnh qun 28,5%/nm.

S liu ca T chc CBRE din tch vn phng cho thu ti TP H ch Minh


tng gp 3 ln sau 6 nm, t din tch sn 665.000 m2(din tch gp) cui nm
2007 ln 1,95 triu m2 vo cui nm 2012. Vo thi im nyton th trng ca
TP H ch Minh c 303 to nh vn phng, trong 9 ta nh hng A, 49 ta nh

hng B, v 245 ta nh hng C.


Nu phn theo loi, ngun cung vn phng loi A ch pht trin nhanh trc
nm 2010v bt u chng li t nm 2010 vi mc cung tng ng nm 2012
l 232.730m2. Trong khi ngun cung vn phng loi B vn tng nh v t din
tch 601.300 m2 vo nm 2012. Mc d p lc v vn cc nm trc hn ch
tin cung trong nm 2012, nhng n thi im ny t trng ngun cung vn
phng ca 2 loi A v B c ci thin so vi nhng nm trc .

3. HOT NGTH TRNG VN PHNG CHO THUTRC NM


2013
a. Giai on 2008 2011:
Theo nghin cu ca Savills Vit Nam, t nm 1996 cng sut thu vn
phng ti TP H ch Minh lin tc tng v t nh vo cui nm 2007. T nm
2008 cng sut thu bt u gim, t gn 100% nm 2007 cn khong 85% nm
2011. Gi thu cng gim st mnh do s ct gim ngn sch t cc khch thu:
trong 3 nm 2009, 2010, 2011 th trng c bin ng nhng gi thu bnh qun
gim -13%/nm.

b. Nm 2012

gim cn khong 33,7 USD/m2/thng v 20 USD/m2/thng, ch bng mt na so
vi nm 2007. Mt s ch cao c c chnh sch u i gi do cnh tranh cao nn

Cui qu 4/2012 gi thu hng A tng nh ln mc hn 39 USD/m2/thng
(nu tr thu v ph gi thu cn 31 USD/m2/thng). Loi vn phng hng B vn
ch mc 20 - 21 USD/m2/thng d cc yu cu tm thu vn phng u hng
n phn khc hng ny.

Minh, nhng khch hng ln thu mt bng trong nm 2012 l cc n v
thucngnh ti chnh ngn hng, bo him, gio dc, tng i t vn v mt s n
v ngnh cng nghip.
Cc cng ty trong nc chim 87,5% din tch cho thu, cc cng ty nc
ngoi ch chim 12,5%. Tuy nhin, i vi vn phng 2 hng A v B, cc cng ty
trong nc ch chim khong 40%, cn li cng ty nc ngoi thu n 60% tng
din tch sn.
II. VN PHNG CHO THU TP H CH MINH NM 2013
1. NGUN CUNGNM 2013
Thng k ly k theo s liu ca CBRE cho thy t u nm 2013 n nay,
c khong 28 d n vn phng cho thu tham gia vo th trng, trong c 3 d
n hng A, 5 d n hng B. Tng din tch 3 loi A,B,C tng thm hn 173.000 m2
(Jones Lang LaSalle c tnh trong 9 thng u nm 2013 cung vn phng tng
thm ch khong 110.700 m2). Nhng d n ny hnh thnh do c khi cng
t nhng nm trc y.

LaSalle tng din tch sn 1.516.000m2, cn ca cc t chc nh Savill,Cushman
& Wakefield v Knight Frank Vit Nam thp hn, t 1,3 n 1,5 triu m2.

Trong qu 4/2013, theo CBRE v Knight Frank, kh nng ch mt d n duy

2. HOT NG TH TRNG VN PHNG CHO THU NM 2013:
a. Tnh hnh th trng 6 thng u nm 2013:
Th trng vn phng cho thu ca thnh ph vn duy tr c s tng trng
ca khch hng thu t cui nm 2012 sang nm 2013. Mt trong nhng nguyn

T qu 3/2013, th trng vn phng cho thu TP H ch Minh cng khi
sc hn vi nhng hp ng giao dch nht l trn cc ta nh mi. Kho st ca
CBRE cho thy din tch thc thu mi ca vn phng hng A l 12.000 m2trong
qu III-2013, tng 207,2% so vi qu trc v tng 104,1% theo nm, cn din

tch vn phng hng B c thu mi trong qu l 20.802 m2, tng 10,1% so vi


qu trc v tng 220,1% theo nm.

V gi cho thu:
Ngun cung tng mt s phn khc khc nhau tc ng vo gi cho thu
ca cc phn khc trn th trng. Gi thu ca mt s nhm ta nh in hnh nht
vi dch v qun l cht lng cao ti khu vc Qun 1 ang tng ln ko gi cho
thu trung bnh ca vn phng hng A tng 3% so vi qu trc v tng 6,2% theo
nm. Gi cho thu trung bnh ca hng B cng tng ln 3,2% so vi qu trc v

ln ti cc ta nh trong khu vc trung tm, khng p ng c nhu cu m rng
hoc thu din tch ln ca khch thu.Bo co ca CBRE v giao dch trn th

trng vn phng ti TP H ch Minh trong 11 thng qua, nhu cu khch hng thu
di di m rng chim 44%, thu mi chim 35%, ti k t 18% v chuyn
nhng t 8%.
- Xu hng hp nht cc vn phng thnh vinc thc hin bi khch
thu nc ngoi ln trong nc. T nhu cu thu vn phng vi din tch ln
tng ln. Trong nm 2013 nhiu giao dch c thc hin vi quy m din tch
thu t1.000 - 6.000 m2, khc vi nhng giao dch trc y chyu c din tch
thu nhhn 1.000 m2.
Trong c cu khch thu, cc doanh nghip ngnh k thut chim 20%,
ngnh sn xut 17%, lnh vc ti chnh 13%, gio dc 6%, bn l 5%, dc 4%,
cn li l cc ngnh khc. Cc cng ty trong lnh vc k thut, cng ngh, ti
chnh c nhu cu di di v m rng vn phng nhiu hn.

(26%), tip theo cc cng ty Hoa K, Nht bn, Hn Quc v Anh.

IV. TRIN VNG NM 2014


1. Trin vng v ngun cung :
Kho st ca CBRE v cc cng trnh ang c xy dng hin nay (khong
175 cng trnh) cho bit nhiu cng trnh ang xy dng l ca cc cng ty nh nc
(ngnh ngn hng, truyn thng, vin thng)v ch u t s s dng 50% mt
bng cho nhu cu ni b ca mnh.Cc cng ty t vn nh Jones Lang LaSalle,
CBRE u cho rng ngun cung vn phng nm 2014 cho 2 hng A v Bra th

trng s rt hn ch, nht l ngun cung c din tch mt sn hoc hai sn lin k
t 700m2 tr ln.
Ring trong nm 2014 c 5 d n hng A v Bcung cp mi khong 183.000
