The biggest challenge that we face today is “SHORT
SALES” (although the proper name should be “LONG
SALES”) We have hurried buyers and lenders with unhurried
response time. We have unrealistic priced property on our
M.L.S. that create an auction type atmosphere for us. This is
not what our M.L.S. was designed to do. We are accustom to
full price offers that sellers were obligated to accept. The
seller is not obligated to sell the property if the lender does
not approve the offer. We have to work very hard to keep our
clients in the deal. The whole process becomes much easier
when the listing agent has made sure that the short sale pack-
age has been sent in, and the seller has authorized the listing
agent to speak on their behalf. Finally, a “REALISTIC LIST-
ING PRICE” Leading our clients to believe that they can
purchase property for a price we know the bank will not
accept, will make our recovery a very long process. Our
Snow Birds will be leaving “BEAUTIFUL SW FLORIDA”
this month and I hope they will be leaving with a new Flor-
ida address or a” CONTRACT FOR SALE AND PUR-
CHASE” in their luggage, thanks to the professional work
