LAND MEASUREMENT
Land can be measured in terms of following units as Centimeters, Meters , Inches, Feet, Cents, Grounds, Acres, which a normal person uses.
Where as surveyor uses the terms like Links, Chains, Rods, Ares, and Hectares etc.

Patta is basically revenue record patta land is said to be the private property for which individual obtains a authentication from the
government called as patta.

FMB:
Fmb is abbreviated as field measurement book, which is taken by the government surveyor while measuring the field, in the FMB the details
of survey no and its subdivision for individual survey numbers are provided. When combined together forms a village plan.
A - Register:
A register is government record in which the classification of land is provided for each and every survey numbers with their extent. The
information in a register are survey number and its sub division, patta number classification, extent in Ares / hectares.
Village Plan:
Village plan is the plan show in the entire view of the particular village no i.e. all the FMB for separate survey numbers are merged together,
which also shows the adjacent villages, information like road lakes, ponds, etc are mentioned.
VAO Certificate:
VAO certificate is given by the village administration officer of that particular village for various reasons like.

Death & legal heir certificate
Possession of land
No acquisition in the property
Chitta copy
Adangal copy

Kist Receipt:
Kist receipt is said to be the tax receipt, receipt which is given by the VAO for the land.

E.C (Encumbrance Certificate):


EC is the certificate which is used to see whether the property is registered, mortgaged etc that is in a word it is used to check whether the
property is free from any encumbrances.

Special Power Of Attorney:


The purpose of special power of attorney is that the executants signs all the deeds i-e, in stamp paper vendor/purchaser place is signed by the
person who executed the power deed & only the register office formalities is done by the special power agent the power agent photo is to be
affixed in the sale deed where he has to sign power will not to be reflected in the EC.

General Power Of Attorney:


In this the power agent acts on behalf of the purchaser or the vendor and executes the sale deed on his self by signing in all the deeds and in
register office documents, power will not be reflected in the EC.

Mortgage deed:
If any property is pledged in bank or to any individual person that deed is said to be mortgage deed, this deed will reflect in the EC.
Release deed:
Ones the mortgage deed is released it can be obtained by released it can be obtained by release deed or clearance certificate from the person
who mortgaged it.
Nris Power Of Attorney:
If any person in foreign who is going to buy or sell a property he can nominate a person as his power agent, in that case the power of attorney
should be notarized by the foreign embassy o legal attorney of that country (which he/she resides) and after that it should be adjudicated in
concerned SRO , in Chennai.
Copy of the Document:
If any document is unfound or if we require additional copy of the particular document we can apply in the concern SRO for the same which
is also said to certificate copy .i-e.

If the document is lost a police compliant should be given and public notice to be published by advocate ,if no intimation
/information with 21 days the copy document can be treated as original document

In case of more than two person purchases the property they can have separate copy document

Partition Deed:
Settlement can be done between the family members are husband, wife, brothers, sisters etc any blood relations
Gift Deed:
If the property is gifted to any one without any consideration it is conveyed by a deed known as gift deed.
Examples: in an approved layout the roads, parks, etc should be gifted to the particular village president that is conveyed by a way of gift
deed. No fees for the deed.
Will:
The property of a person can be shared and conveyed to his heris by way of WILL, it may be either registered or UN registered one will
should be enforced after the demise of the executants.
Death Certificate:
This is used for the purpose of ancestral property execution in our case ,it should be provided by the corporation commissioner, thasildar,
municipality officer.
Legal Heir Ship Certificate:
This is also used for the purpose of ancestral property execution in our case it should be provided by the corporation commissioner, thasildar,
municipality officer.

NOC (No Objection Certificate):


No objection certificate is given by the heirs who are not included in the sale deed stating that they have no objection in selling their father
/mother property if they a share in the property.
