For Site Development & Semi- Finished Structural Construction with Service Lines etc
Comprising all Materials, Labor and T & P etc as to be required for proper completion of the listed works of
The Double Storied RCC framed Residential Building including Attic

Location; Proposed House of Mr Pawan Maini, In Land attached & above the village road, Near Hartola, District- Nainital (Uttarakhand)

Attachments; All Architectural & Structural drawings including major sizes and specifications of works. More working drawings & material specifications will be provided from time to time.

Main Terms; a) Quality of Works (Labour and Material) shall be 1st Class as per government standards, market norms, given under and attached material list.
b) Completion period for under given works will be 9 months from the date of finalization of offer.
c) Temporary connections of water, electricity and material- store, labour- shelter etc for construction works will be arranged by the contractor on his own expenses.
d) Safety and Security of the site will be the sole responsibility of contractor. No extra charges will be made in this regard.
e) Contractor is advised to depute experienced construction- supervisors for precise layout of building and quality control as per given drawings / design.
f) Cartages/ head load up to site of works shall be included in the rates.
g) Major CC & RCC works will be carried out with the use of Mixer and Vibrator.
h) It will be the responsibility of contractor to follow all the instructions/ technical inputs of visiting Engineers/ Architects towards quality control.
i) Items not covered / not required out of list given shall be deducted from the bills of contractor as per market rates as mutually agreed.
j) Decision of Architect / Engineer In Charge in case of any dispute will be final and abiding for both the parties.
k) Contractor is expected to provide his help for permanent mains connection of water, electricity, sewer etc in future.
l) Contractor may required to carry out extra civil works other than listed items i.e. extra finishing works, design works on elevation, items pertaining interiors etc.
Charges of extra works will be decided and paid as per market rates as mutually agreed.
m) Rates will be inclusive of taxes, if any.

Payment Terms; 10% Advance, 10 % on completion of site development, 20 % on completion of structural works of GF, 25 % on completion of structural works of FF, 10% on complete
installation of services, 15% on completion of finishing works, 10% after 3 months of completion of all works.
