The site is located Bacolod City, Philippines, specifically


by the Lacson Street and Brgy. Mandalagan. The lot
extends to the back of Carmelite Monastery/Church. The
NORTH site is approximately 2.3 kilometers from the Provincial
Capitol Lagoon and approximately 2.2 kilometers from
the Bacolod North Bus Terminal.

SIZE AND ZONING
Currently, the zoning of the site is partly commercial and
mostly agricultural. It is appropriate to the project since
it is a hotel which is a commercial development, and it
has a farm which is an agricultural development.
The site is almost 7 hectares or 68,704 square meters.

developments, are belong to Commercial 3 (C-3) use or
occupancy.

NATURAL PHYSICAL FEATURES & MAN-MADE FEATURES

problem in clearing the lot for
construction phase.

relocated and be replaced with

of great calamities that may
occur.
CIRCULATION

The site is along the Lacson Street which may serve as the main accessible road to the building. Beside the
site, at the southern part, there is a minor road which may utilize as service road. In the image shown
above, the blue arrow represents the guests circulation, while the orange arrow represents service
circulation
The site can be reach by PUJs (Bata-Libertad, Mandalagan-Libertad, Shopping-Northbound), taxicabs, and
private cars. The site is approximately 2.3 kilometers from the Provincial Capitol Lagoon and approximately
2.2 kilometers from the Bacolod North Bus Terminal, and 13.8 kilometers from the Bacolod-Silay Airport.
SENSORY

Views from the site includes the


scenic view of the urban city,
especially in nighttime, the urban
night lights can be witnessed from

There are several structures that can
be sighted from the hotel like the
Robinsons Place Bacolod and the
Two San Parq Tower.
However, there are some area
around the site that can create visual
noise if ignored such as the
residential areas. The hotel structure
should be designated and be
carefully oriented on the site to avoid
unpleasant views especially from the
guest rooms.
OPPORTUNITIES AND CONSTRAINTS

The site is relatively flat. It is an advantage since rain


water stagnation will not be a problem in the site.
However, the road in front of the site usually get flooded
when the rain is really heavy, the lot and the proposed
building should be elevated to avoid flooding in the site.
Also, the drainage system in that area should be improved
to minimize the flooding.

In some areas of the site, there are adjacent residential area which
makes it a constraint to the site. The guest rooms, especially, should
not be at nearest to it since it would create unpleasant view to the
guests, unless such barriers are to be provided.
Also, the road in front of the site usually get flooded when the rain is
really heavy which it would make the frontage of the building
unpleasant. To avoid this, the drainage system should be improved.
Since the main entry to the site is facing west, such cooling elements
will be added such as water features and greeneries.
Mostly of the site (northeastern part) is zoned as agricultural so its an
advantage for the farm to be put in the site. The site is near the
shopping malls, restaurants, and other business center which makes
it desirable for a hotel site. The site is approximately 13.8 kilometers
from the airport and bus terminal which makes it the nearest hotel
from it.
Furthermore, the site is suitable for wellness center since the back
portion of the site (where the proposed wellness center will be placed)
is away from the busy and noisy road and the views from the farm and
landscapes will be taken advantage by the relaxing and meditating
guests.
CLIMATE

Since the hotel building has a great possibility to be


facing on the west, it should provide proper and enough
shading especially to the guests rooms to avoid
inconvenience among the guests and to have an
effective utilization of natural light and ventilation.
Vertical louvres may be used for shading the guest
rooms. Water features and trees and plants greatly help
in cooling the area as well as for aesthetically.
