General Statements
- We’re a team of investors looking for more properties here in Jacksonville and we were
wondering if you’d consider selling your property.
- We are looking primarily for rental properties, sometimes we buy houses that need a lot
of repairs, sometimes we buy them with a tenant already in place.
- We own many properties in town, primarily in the northside and westside of Jacksonville.

How much are you offering?

- I’m glad you asked, and that’s the purpose for my call, if you have a couple minutes I
can get some information about the property and work towards coming up with an offer.

How many properties do you guys own?

- We currently own around 30 properties right now, and have bought and sold close to
100 this year.

How long have you been in business?

- We have been buying properties for over 4 years now.

- Yes we are in Jacksonville. Our office is located in the Arlington area at 228 Arlington
Road North, Jacksonville, FL 32211. Right by the corner of Atlantic Blvd and Arlington
Road.

So how does this process work?

- So first, I’d like to gather some information about the property, then my team and I will do
some research on the property, and if we can we will come up with an offer, or we will
schedule a visit to the property and make the offer from that. Will that work with you?

How did you get my address?

- We get most of our information from public records. Whenever we buy a house we reach
out to people who own homes in the surrounding areas looking for more inventory.

My house isn’t for sale, Why did you contact me?

- Whenever we buy a house we reach out to people who own homes in the surrounding
areas to see if they would allow us to give them an offer.

Why are you so interested in my property? Have you seen it? Driven by it?
- Honestly we have not physically seen your house, Whenever we buy a house we reach
out to people who own homes in the surrounding areas to see if they would allow us to
give them an offer.

Well I didn’t leave a message, why did you call me back?

- So sorry, I just wanted to be courteous and call back the missed call in case you were
trying to reach us for a reason....

Thank you very much but I’m not looking to sell at the moment.
- Okay, I understand, If you don’t mind me asking, is it because it’s rented out. Or does it
need a lot of repairs? - Because we can usually buy properties whether they are rented
out or if they need repair.

I don’t want to tell you how much it is rented for

- No problem, just sometimes it can possibly help me to get to a higher amount when we
are ready to make an offer.

You said you just had an offer - so make one! (before we have a chance to ask questions)
- Since houses can all be very different inside, I’d like to ask you a few quick questions, if
that’s ok?
- I totally understand if you’re busy, let me just ask you a few key questions and I will
quickly be out of your way.
