Buyer Project (Nelson Withers)


To manage the problem in the scenario, the real estate Agent must use an efficient
communication technique. Nelson Withers, a client, wants to buy a townhouse, so he sent a letter
to the real estate agency. The following exchanges between Nelson Withers and the real estate
Agent may have occurred during a meeting between Nelson and the Agent in the real estate
office.
After receiving Nelson's email, an appointment was set up at the office, and Nelson arrived the
next day.
Someone came to the door and knocked.
Agent: Please come in,
Nelson (as he walks into the room): Hello!
Agent: Good morning, sir. Please take a seat.
Nelson (sitting down): Thank you, Agent. How may I be of use to you, sir?
Nelson: I'm Nelson Withers, and I'm looking to buy a property in the next months. I emailed
your real estate agency about my desire to purchase a home in Werribee, VIC 3030, and your
employee responded by contacting me to schedule an appointment with you.
Agent: Yes, I read your email and the requirements you provided. I am grateful that you chose
us and have given us the opportunity to serve you. I'm Smith George, and I've been with this
organisation for almost five years as a real estate We guarantee excellent service and the most
competitive property pricing.
Nelson: Wow, that's fantastic. Actually, one of my friends directed me here because this is where
he buys the majority of his houses.
Agent(Happily): That's great to hear. Could you please provide me with some additional
information about yourself so that we can proceed?
Nelson: As I indicated in my email, I'm looking to buy a property in the next few days, and I'd
like you to have a look at some of my needs. The house must contain at least 4 bedrooms, with
the master bedroom having an ensuite, at least 2 bathrooms, an open living space with dining
area, a separate family room, and an outdoor recreation area. A double lockup garage attached to
the home, a moderately flat block, and a shed are also recommended (if possible)
Agent: Well, we've always gone above and beyond for our customers, and we'll do the same for
you. I've taken careful note of all of your criteria, but I'd like to double-check to ensure that there
are no misunderstandings or issues in the future. You'll need a home with at least four bedrooms,
the master with an ensuite, at least two bathrooms, an open living space with a dining area, a
separate family room, and an outdoor entertaining area. Also, a double-lockup garage attached to
the house, a decently flat block, plus a shed (if possible), correct sir?
Nelson: Sure, it would be ideal.
Agent: How long do you think you'll be able to work on this?
Nelson: It'll take roughly three months.
Agent: How much do you want to spend for this house?
Nelson: I have a $750,000 budget.
Agent: Are there any other requirements you'd want to mention?
Nelson: Yes, the house should be no more than ten years old and in new or recently refurbished
condition.
Agent: All right, sir.
We will contact you as soon as we identify a home that meets your requirements.
Nelson: Do I have to pay any other fees in addition to the housing payment? So that's something
I could do as well.
Agent: Yes, sir, these are some of the legal fees that you must pay when buying or selling a
home.
Nelson: I have faith in you. I've come because I believe it's best to acquire property from a real
estate firm because you're more competent and knowledgeable about all legal and social issues.
Agent: Yes, sir, I agree with you; we always strive to deliver the greatest service to our clients.
Nelson: So, how much would your commission be if you sold this house?
Agent: Sir, we usually make a fixed fee on the purchase, which usually varies from 5 to 6% of
the overall cost.
Nelson: Okay, I'll take it. Now I believe I should leave, and please let me know if you know of
any houses that meet my requirements.
Agent: Of course, sir. I look forward to seeing you again soon.
Nelson: Goodbye, and have a pleasant day.
Agent: Good day, sir.
