Stream Realty Partners, LP is please to present to qualified investors the opportunity to acquire a fee simple interest in 5201 Rufe Snow Drive (“Property”), a 100% occupied, 200,084
square foot state-of-the-art call center in North Richland Hills, Texas, a centralized suburb of Dallas and Fort Worth.
5201 Rufe Snow Drive is 100% leased through 2027 on a “NN” basis to Santander Consumer USA, Inc. (“SCUSA”), a wholly owned subsidiary of Santander Consumer USA
Holdings Inc. (NYSE: SC). Banco Santander, S.A. Spain (“Banco Santander”) is a 60.3% shareholder in Santander Consumer USA Holdings, Inc., and is the eleventh largest bank in the
world and the largest bank in the Eurozone, based on market capitalization.
SCUSA is a full-service, technology-driven consumer finance company focused on vehicle finance and unsecured consumer lending products. The company, which began originating
retail installment contracts in 1997, has a serviced portfolio of more than $40 billion, more than two million customers across all credit grades, and is headquartered in the central
business district of Dallas, Texas.
The Property serves as SCUSA’s primary United States call center responsible for fielding calls related to a variety of business lines, including delinquency collections, title reinstatement
and all other business lines, essentially covering “cradle-to-grave” of auto financing processes. SCUSA recently expanded from 82% to 100% of the net rentable area and extended
their lease to a new 12-year term.
The Property offers potential investors the opportunity to purchase the rare mix of a long-term cash flow bolstered by a high quality tenant on the basis of a landlord friendly lease.
