DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Sale, made and executed by and between:

SELLER NAME, also of legal age, married, Filipino and with


residence and postal address at Barangay Reserva, Baler, Aurora, herein
called the SELLER.

- and -

BUYER NAME, also of legal age, married, Filipino and with


residence and postal address at Barangay Reserva, Baler, Aurora herein
after called the BUYER.

WITNESSETH:

WHEREAS the SELLER is attorney-in-fact by virtue of SPECIAL POWER OF


ATTORNEY[1] hereto attached executed by ________________________, the
registered owner of a parcel of land covered by Transfer Certificate of Title No. T-
12284, of the Registry of Deeds of Aurora, which are more particularly described as
follows:

“A parcel of land (Lot 1112-G of the subdivision plan (LRC) Psd-16484,


being a portion of Lot 1112, Baler Cadastre, (FP-7536) LRC Cad. Rec. No. 807),
situated in the Barrio of Calabuanan, Municipality of Baler, Province of Aurora,
Island of Luzon. Bounded on the E., points 4 to 5 by Lot 1112-H of the
subdivision plan ; on the SE., points 5 to 6 by Lot 1114 Baler Cadastre; on the
SW., points 6 to 1 by Lot 1112-F of the subdivision plan; on the NW., points 1
to 3 by Mabini Creek and points 3 to 4 by Lot 1684, Baler, Cadastre. x x x x x
Containing an area of ELEVEN THOUSAND THREE HUNDRED SIXTY SIX
(11,366) SQUARE METERS more or less.”

WHEREAS, the SELLER, offered to sell, and the BUYER agreed to purchase,
the above-described property in the amount of ONE MILLION PESOS (P1,000,000.00)
Philippine Currency;

THAT FOR AND IN CONSIDERATION of the sum of ONE MILLION PESOS


(P1,000,000.00), Philippine currency, paid by the BUYER, unto the SELLER, the
SELLER hereby SELL, CEDE, TRANSFER and CONVEY by way of ABSOLUTE SALE
the above described property, unto the said BUYER, unto its successors and assigns,
including all the improvements found thereon, free from all kinds of liens and
encumbrances.

The VENDOR hereby represents and warrants that the subject of this sale is not
being cultivated by any agricultural tenant or lessee and does not circumvent the
Agrarian reform law and that proper notices to all adjoining owners regarding this sale
has been duly complied with.
