EXTRAJUDICIAL SETTLEMENT OF ESTATE

WITH ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This AGREEMENT made end and entered into this _____ day of ________ 2022, in
_______________________________________, by and between:

REBECCA S. GANA, of legal age, Filipino, widow, residing at Blk. 6 Lot 1 Elvinda Village, San Pedro
Laguna;

JUANITO S. GANA, of legal age, single, residing at Blk. 6 Lot 1 Elvinda Village, San Pedro Laguna;

ALBERTO S. GANA JR., of legal age, married to Lerma A. Gana, residing at . 6 Lot 1 Elvinda Village,
San Pedro Laguna; and

MARTIN EDUARDO S. GANA, of legal age, married to Gemma D. Gana, residing at 009 Exequiel
Alipit St., Brgy. Bigaa Purok Uno, City of Cabuyao Laguna.

WITNESSETH, that:

WHEREAS, we are the sole heirs of the deceased ALBERTO M. GANA who died on November 24,
2009, at Philippine General Hospital, Taft Avenue Manila, copy of his death certificate is hereto attached
as Annex A;

WHEREAS, ALBERTO M. GANA, died intestate, without Will or Testament, and without any
outstanding debts in favor of any person or entity;

WHEREAS, ALBERTO M. GANA is the absolute and registered owner of a parcel of land located at
South Plains I, Calabuso, Biñan, Laguna, covered by Transfer Certificate of Title No. T-235372,
respectively, of the Registry of Deeds of Laguna and more particularly described as follows:

TRANSFER CERTIFICATE OF TITLE No. T-235372

“ A parcel of land (Lot 5 Blk. 6 of the Subd. Plan Psd-04-042661, being a portion of Lot
2361-A-2, Psd-04-029602, LRC Record No. ), situated in the Bo. of Calabuso
Municipality of Biñan, Province of Laguna, Island of Luzon. Bounded on the SW., along
line 1-2 by Lot 6, Blk.6; on the NW., along line 2-3 by Lot 3, Blk. 6 on the NE., along
line 3-4 by Road Lot 4; on the SE., along line 4-1 by Lot 7, Blk. 6 all of the subd. plan.
Beginning at a point marked “1” on plan, being N. 22 deg. 24’W., 739.40 m. from IM 11,
Biñan Estate: Thence-N. 26 deg. 32’W., 7.50 m. to pt. 2; N. 63 deg. 28’E., 10.00 m. to pt.
3; S. 26 deg. 32’E., 7.50 m. to pt. 4; S. 63 deg. 28’W., 10.00 m. to the point of beginning;
containing an area of SEVENTY FIVE (75) sq.meters, more or less x x x x x x x.

WHEREAS, pursuant to Rule 74, Sec. 1 of the Revised Rules of Court of the Philippines, and being with
full capacity to contract, we do hereby adjudicate unto ourselves the parcel of land described above, in
equal shares.

FURTHER, FOR AND IN CONSIDERATION of the sum of TWO HUNDRED EIGHTY THOUSAND
PESOS (Php280,000.00), Philippine Currency, the receipt whereof is hereby acknowledged in full sum
from KATHERINE G. CARSON, Filipino, of legal age, married to Virgilio P. Carson Jr., with postal
address at 986 PH Escueta St., San Antonio, Biñan City, Laguna, we do hereby SELL, TRANSFER,
CONVEY and DELIVER, by way of ABSOLUTE SALE, unto said KATHERINE G. CARSON, his
heirs assigns and successors in interest the property above described with all the improvements existing
thereon; That we hereby warrant our valid title to and peaceful possession of the property herein sold and
conveyed and further declares that the same is free and clear of all liens and encumbrances of any kind
whatsoever.

parcel of land consisting of two (2) pages, including this whereon the acknowledgement is written, has
