CONSTRUCTION OF COMMERCIAL PLAZA (MALL OF KOHAT).

(Frame Structure With Material Rates)

With reference to the given drawings for the construction of subjected site, we are pleased to
submit our item wise with material rates quoted in accordance to it i.e

Covered Area Grey Structure Labour Rates: -

a) Lower Ground Floor. = 3200 Rs / Sft.

b) Ground Floor. = 1615 Rs / Sft.
c) First Floor. = 1630 Rs / Sft.
d) Second Floor. = 1375 Rs / Sft.
e) Third Floor. = 1350 Rs / Sft.
f) Fourth Floor. = 1350 Rs / Sft.
g) Fifth Floor. = 1350 Rs / Sft.
h) Sixth Floor. = 1350 Rs / Sft.
i) Top Floor. = 2020 Rs / Sft.

Item Rate: -
All work as explained below.
a. Excavation.
b. Back Filling.
c. Termite Proofing.
d. R.C.C. work including Raft, Retaining Wall, Lift Walls, Stairs, Columns, Slab &
Beams of all mentioned floors.
e. All reinforcement.
f. Electrical Conduits & boxes in slabs only.

Terms & Conditions: -

1. Mobilization advance would be taken as 15% of the total project cost and would be
deducted as 15% of the total work done from each running bill and rest from the final
bill.

2. Provided drawings would be the integral part of the agreement and any variation in
drawings / design / specifications would be claimable as per prevailing market rates.

3. Formwork complete with the use of steel or Ply shuttering.

4. Calculations of covered area shall be measured by the poured area of the slab without
any deduction of ducts / shades, pergolas, any designing in walls, ribs, iterance area and
any opening, etc.

5. The owner shall make the payment after verification on account of this contract on
sq.ft. Basis according to the payment schedule which shall be submitted by the
contractor to the consultants within 7 days and also the payment shall be given to the
contractor within 7 days of submission of the bill.

6. Electric Conduits in slab with boxes will be the part of agreement.

7. Connection of electricity will be supplied by client and monthly bill will be

responsibility of contractor.

8. Connection and arrangement of the water is the responsibility of client, while curing an
equipment for curing like plastic pipe and tate would be responsibility of the contractor.

9. Concrete and steel tests are responsibility of the contractor.

10. For execution of construction phases the contractor shall be used ordinary Portland
cement and steel of Grade 60.

11. Test of concrete and steel would be responsibility of the contractor.

12. The client would provide allowable working place within the premises of the
construction site for steel all kind of other civil related material, equipment of the
contractor and for the contractor labor and staff.

13. Supply of construction drawings at time will be responsibility of client.

14. During injuries the contractor will bear the treatment cost upto fifty thousand.

15. The works of Over Head Water Tank, Septic Tank, Under Ground Water Tank,
Soakage pit and Roof Insulation are not included in above mentioned rates and will be
treated on separate market rates.

16. The contractor shall not be considered in default in performance of any of his
obligations stated hereunder to hostilities, riots, revolution civil commotion, floods,
earthquake, blockages insurrections damage by aircraft and any other cause similar to
the kind herein enumerated or of the equivalent force not within the control of
contractor.

17. If any obstruction came in construction work due to any issue which linked with client
like drawings or approval etc. which stop the work for unknown period in this regard
contractor will liable to claim all his material, labour, equipment’s and staff etc. from
client.

18. The above mentioned rates are valid till 3 months after 3 months If market rate of
cement, steel, bricks, fine & coarse aggregates, skilled, unskilled labour & fuel will
exceed or decrease then it will be right of client & contractor to claim for escalation
according to given formula of Pakistan Engineering Council using “Pakistan Bureau of
Statistic”.

All work would be carried out to the best of the professional level and as per entire satisfaction of
chief architect and the work would be executed in such a peak that it could be completed.
