Warmest Greetings!

This Final Demand Letter is in connection with your overdue rents from our client,
Bernardo O. Capuyan.

It appears that you have an existing rents which were already due and demandable in the
amount of P 45, 000.00 since 2018 plus the additional rents from January 2019 up to this
month of March 2019 in the aggregate amount of P 30, 000.00; thus, you have now an
accumulated total obligation of P 75, 000.00.

Even if we offset your one month advance and one month deposit in the total amount of
P 20, 000.00, the same does not cover the whole rents which were due and demandable.
You still have a standing obligation of P 55, 000.00 after deducting your one month
advance and one month deposit of P 20, 000.00.

In this connection, this demand is given upon you to pay our client within Five (5) days
from receipt of this Demand Letter to pay your total obligation of P 55, 000.00; otherwise,
we will be constrained to file a case against you in court in order to protect the interest of
our client. Please take notice that if this matter will reach the court, we are not only
collecting your obligation but also damages and cost of litigation.

If you wish to settle your obligation, please visit our office at the address stated above or
talk to our client, Bernardo O. Capuyan.

We prefer this matter to be settled amicably to spare each party from the effect of litigation.
