Planning at Thamrin Office Tower – Jakarta.


1. Prepare environmental analysis:
a. Where are we?
The Lippo Thamrin property project was built in one of the central business
districts in Central Jakarta with international standards and concepts integrated
with retail arcades that allow investors to run their business optimally.

b. How and why do we get here?


We can drive a car from the Wika’s head office that is located in Jl. Biru
Laut,Cipinang, East Jakarta. It takes 45 or more minutes to arrive in Thamrin
Tower sites. We check all the daily activity about checking quality and building
progress.
2. Set objectives:
a. Is this where we want to be?
Located in a premium location in Jakarta, the office building project is
estimated to take 22 months. Thamrin Office Tower is a project of PT Mapalus
Mancacakti, a subsidiary of PT Lippo Karawaci Tbk (Lippo Karawaci), and is
a 21-story office building project and 5 basement floors with a building area of
approximately 37,000 square meters
b. Where would we like to be? In a month? In five months?
In 1 month, we have successfully built 2 floors and completed the plate for the
4th floor, and in the next 5 months we have succeeded in building at least 7
floors.

7. Prepare action programs:


c. What do we need to do?
All we have to do is do routine work like quality control, the slope, columns,
beams and other structure. For example, checking the columns is carried out at
time of casting, then waiting around 7 – 28 days to produce a rigid columns. In
addition, we plan to mobilize heavy vehicles because the project location is in
a densely populated area every morning and evening. By sending stock of
material at night and 40 percent of project work is still done at night.
d. When do we need to do it?
we divide the work into areas per area in order to speed up the work process
from floors 1 – 2 and beyond.
e. How will we do it?
For the casting, deposit concrete continuously. Make sure that concrete is cast
as neatly as possible and avoid considerable height difference that promotes
aggregates segregation. Use chutes if necessary. Make sure that no concrete that
has already settled or “unworkable” is used, or does not meet the required
quality control limits. Concrete pumps (lubricated using mortar before starting
the work) may be used if necessary. Concrete mix should be used and cast
within one and one-half hour (1 1/2) after water has been added to the dry mix.
Remove the temporary spreader (if used) in the formworks when the concrete
placing has reached the elevation of such spreader. The concrete should be
compacted using a mechanical vibrator. The use of vibrators should be limited
to the time necessary for consolidation. By any means, do not vibrate forms or
reinforcement. Under no circumstances should they be allowed to cause
aggregate segregation. Prepare for spare vibrator should the other one
malfunction.
f. Who will do it?
The one who did this will be the workman that already familiar with this method
before.
8. Monitor and control:
a. Are we on course? If not, why?
No, because the column casting work depends on the weather.
b. What do we need to do to be on course?
by looking at the weather forecast or using additives to speed up the column
drying process
c. Can we do it?
Yes, we can do with many alternative ways.
