SECTION 1: GENERAL PROVISIONS

1.0 SUMMARY:

This section includes the scope of work, system description and general
requirements to complete the air conditioning and ventilating system of the project.

2.0 SCOPE:

The work covered by this part of the specifications consists of performing all
operations in connection with the supply and installation of the air conditioning and
ventilation system. The works shall be complete and in strict accordance with this
part of the specifications, applicable drawings and shall be subject to terms and
conditions of the Contract.

3.0 GENERAL REQUIREMENTS:

The contract drawings indicate the extent and general arrangement of the air
conditioning systems. If departures from the drawings are deemed necessary,
details of such departures and the reasons therefore shall be submitted to the Project
Manager for approval. No such departures shall be made without the prior written
approval of the Project Manager.

3.1 APPLICABLE STANDARDS: All materials, machinery and equipment to be


furnished shall be of the required quality used in good commercial and trade
practice and shall be essentially the standard products of reputable
manufacturers. The acceptability of these items including their workmanship
and method of installation shall be established by the following:

3.2 EQUIPMENT SCHEDULE: As soon as practicable, after date of the award of


the contract, a complete schedule of the equipment proposed for installation
shall be submitted for the approval of the Engineer showing dimensions and
arrangement of the equipment and necessary clearances. The schedule shall
include catalogs, diagrams, and drawings. In the event any items or
equipment contained in the schedule fails to comply with the specifications,
such item may be rejected. The “Engineer” referred to herein is the design
mechanical engineer.

3.3 SHOP DRAWINGS: As soon as practicable, after award of the contract and
prior to installation, complete shop drawings, showing the sizes and the type
of equipment, together with complete piping and duct layout and electrical
connections shall be submitted to the Project Manager for approval.

3.4 AS-BUILT PLANS: Within a reasonable period but not later than 90 days
from date of completion and acceptance of the installation “As-Built” drawings
shall be furnished the building Owner through the Engineer. The As-Built
plans shall include all contract drawings with the necessary revisions and
modifications resulting in change from the original drawings, supplemented by
such schematic, isometric, or other types of drawings as may be necessary to
provide a clear understanding of installed systems “AS-BUILT”. The “As-Built
plans shall be prepared in AutoCAD format and submittal shall include five (5)
sets of blueprints, one (1) set of reproducible and one (1) set in electronic file
format stored in compact discs.

3.5 GOVERNMENT PERMITS AND CERTIFICATE OF INSPECTION: Prior to


start of installation, the contractor shall secure a mechanical permit from the
authorized government agency having jurisdiction over the place of
installation. Before final acceptance by the Owner, a certificate of final
inspection and a permit to operate the system shall be secured from the same
government agency. Fees and other expenses due on these permits shall
be borne by the Contractor.

3.6 LOCAL LAWS AND ORDINANCES: Aside from herein specified, the
equipment and materials to be furnished and the installation of the systems
shall conform to local laws, codes and other ordinances that are in force.

4.0 COORDINATION OF WORK DONE BY OTHER TRADES:

4.1 It shall be the responsibility of this Contractor to closely coordinate his work
with the works of the Building Contractor, Electrical Contractor, Plumbing
Contractor, Fire Protection Contractor and others to avoid conflicts and to

insure the smooth and proper installation of the project.

4.2 This contractor shall carefully check space requirements to make sure that his
equipment, air ducts, pipes, dampers, motor controllers, etc. can be installed
in the space allocated for the same.

5.0 DESCRIPTION OF WORKS:

6.1 WORKS INCLUDED:

In general, the work under this section shall include but is not limited to the
following principal items:

a. Secure all necessary government permits.


b. Supply and installation of air-conditioning units complete with all
related accessories.
c. Supply and installation of refrigerant piping including fittings, valves,
insulation, supports and all related accessories.
d. Supply and installation of condensate drain piping including fittings,
insulation, supports and all related accessories.
e. Supply and installation of ventilating equipment complete with all
related accessories.
f. Supply and installation of ventilation system ductwork complete with
fittings, dampers, insulation, hangers, vent cap and all related
accessories.
g. Supply and installation of equipment platforms, supports and concrete
pads including vibration isolation units for all motor driven equipment.
h. Supply and installation of electrical materials including circuit
breakers, magnetic starters, switches, wires, conduits, hangers and all
related accessories.
i. Painting of equipment, piping, hangers, supports, brackets and
ductwork where necessary.
j. All other incidental items necessary for the satisfactory performance of
the system.
k. Testing and balancing.
l. Submission of final testing and balancing reports including operations
and maintenance manuals of all equipment installed.
m. Equipment and installation warranty and free monthly service, all for a
period of one-year starting from the date of acceptance of the
installation by the Owners.
n. Submission of as-built plans.

6.2 WORKS NOT INCLUDED:

In general, the following items of work are not included but shall be provided
by others and have to be coordinated by this Contractor.

a. All necessary main electrical power feeder lines terminating to about


20 meters away from the motor concerned.

b. Floor drains provision for condensate disposal.

6.0 TECHNICAL PUBLICATIONS:

The Contractor shall furnish the Owner three (3) copies of the maintenance and
operational manual upon completion of the project. The manual shall be bound
between hard covers and shall contain but is not limited to the installation and
operating instruction, maintenance procedures, illustrations and drawings, detailed
descriptions, tests, adjustments, safety precautions and parts list.

7.0 GUARANTEE AND SERVICE:

The air conditioning and ventilation system equipment and accessories furnished and
installed under this part of the specifications shall be guaranteed for a period of one
(1) year from date of acceptance thereof, and materials and equipment furnished
shall be free from any defects in the materials, workmanship and design. At any time
within one year after acceptance and upon proper notice the Contractor shall rectify
any and all deficiencies including replacement of parts or the entire units without
additional cost to the Owners, if such deficiencies have been caused directly or
indirectly by inferior materials, faulty workmanship and / or defective design or parts.
Expendable items such as oil, refrigerant, belts, filters, etc., are included in this one-
year guarantee. During the guarantee period the Contractor shall perform free
monthly inspection for the proper and efficient operation of the system.

SECTION 2: DESCRIPTION OF EQUIPMENT

1.0 SPLIT-TYPE PACKAGED UNITS:

Units shall be factory assembled, tested and pre-wired. They shall have the
capacities shown on the equipment schedule. Units shall be consists of two sections
as follows:

a. Condensing unit complete with hermetically sealed compressor, crankcase


heater, vibration isolators, air-cooled condenser, condenser fan with motor,
pre-wired starters, control and safeties all housed in a weatherproofed and
rust protected steel enclosure. A liquid line filter drier shall be provided with
the unit.

b. Fan coil unit, “free-blow” type complete with evaporator coil, refrigerant
expansion device, thermostat, 3-speed fan switch, centrifugal type blower, air
filters, condensate drip pan and decorative cabinet with supply and return air
grilles.

2.0 WINDOW TYPE ROOM AIRCONDITIONERS:

Window type room air-conditioner shall be a standard product of a reputable


manufacturer. Unit shall have certified ratings and shall be factory charged
and tested.

Each unit shall be completely self-contained with a hermetic compressor, air


cooled condenser, evaporator, blower, refrigerant strainer and metering
device, thermostat, air filter, front grille and operating controls all housed in a
steel cabinet with bonderized treatment and baked-on enamel finish.

The unit shall feature a three speed fan switch, exhaust and ventilation
damper, adjustable thermostat setting and heavy gauge steel insulated base
pan.

Structural steel mounting cradles with rust preventive paint and mounting
level adjustment arms and weather strip gaskets shall be provided with each
unit.

Each unit shall bear a two-year warranty of its entire hermetically sealed
refrigeration system and the unit manufacturer shall so issue that certificate of
warranty at the completion of the installation.

3.0 CASSETTE TYPE EXHAUST FANS:

a. Units shall be ceiling mount type, direct driven and equipped with reverse flow
prevention damper.

b. Unit shall be equipped with centrifugal steel wheels that are statically and
dynamically balanced.

c. It shall have a one-touch spring type louver for ease of cleaning and
maintenance.

d. Fan casing shall be seam-welded and finished with corrosion resistant paint.
Fan casing shall be provided with a duct connection collar.

4.0 OSCILLATING FANS:

a. Units shall be suitable for ceiling mounting installation and shall be capable of
360 degrees oscillation.

b. Units shall have a propeller type fan directly driven by a capacitor type motor
and provided with a serviceable fan cage.

c. Units shall be provided with a remote wall mounted three-speed fan motor
controller.

5.0 RANGE HOOD:

a. Unit shall have mitered front design and of the recirculating type. Recirculated
filtered air shall exit through the front vent of the hood.

b. The hood shall be provided with twin blowers and activated carbon filter for
effective removal of odors.

c. The unit shall be provided with solid state speed control for air movement
adjustment and a 75 watts light with a removable lens and a rotary switch.

d. Unit shall be pre-wired with plug-in power unit and shall be ready for quick
and easy installation with conveniently located wiring knockouts and keyhole
mounting slots.

e. Units shall be equipped with high efficiency, permanently lubricated motor
with thermal overload protector.

6.0 CENTRIFUGAL BLOWERS:

a. Furnish and install centrifugal blowers fans as shown and as scheduled on


the drawings, complete with motors, belt sheaves vibration isolators and belt
guards. All fans shall be AMCA certified.

b. Fans shall be constructed of low carbon steel and painted with corrosion
resistant coating. Inlets shall be fully streamlined and housings shall be
suitably braced to prevent vibration or pulsation. Housings shall be
constructed of heavy-gauge steel and shall be continuously welded
throughout. The coating shall be durable and heat resistant.
c. Blower wheel shall be steel with forward curved blades designed for low noise
level and high efficiency.

d. Blower wheel shall be non-overloading backward inclined type designed for


low noise level and high efficiency.

e. Wheel construction shall consist of die formed sturdy blades welded between
a heavy back plate and retaining ring. All wheels shall be checked and axial
and radial runout and shall be statically and dynamically balanced.

f. Wheels shall be mounted on a single shaft designed to operate without undue


vibration and shall be driven with V-belts selected for 150 percent of the
motor horsepower. They shall be encased in a heavy gage steel housing that
is sufficiently reinforced as to be rigid and flutter free. The shafts shall be
turned, ground and polished and shall be selected for operation well below
the first critical speed and shall have rust preventive coating. Shafts shall be
supported by self-aligning bearings with grease seal and lubrication fittings.

g. All components shall be thoroughly cleaned and given a coat of primer paint.
Fan motors and drives shall be mounted out of the air stream. All fans shall
be provided with 19 mm drainpipe coupling welded to the lowest point of the
fan housing.

SECTION 3: BASIC MATERIALS AND METHODS

1.0 DUCTWORK:

a. Sheet Metal Ductwork

a.1 Unless otherwise directed by the Architect, ducts shall conform


accurately to the dimensions and reasonably true to the locations
indicated in the drawings. The ducts shall be machine fabricated with
flange connections. Ducts shall be straight and smooth in the inside
with joints neatly finished and air tight.

a.2 Ducts shall be braced and reinforced with angles, supported and
securely anchored to the building in an approved manner so as to
be quiet and completely vibration free.

a.3 Curved elbows shall have a centerline radius of not less than 1-1/2
times width of the duct. Splitter dampers and turning vanes shall be
constructed one gauge heavier and of the same materials as the duct
in which they are installed. Turning vanes shall be of double thickness
type. Splitter dampers shall be provided with lubricated bearing in
both ends of the shafts and external adjustment with locking devices.

a.4 The thickness of sheet metal ducts and stiffeners for the air-
conditioning and ventilating system ductwork shall be as follows:

b. Fire dampers shall be provided in every duct that passes through a firewall or
where required by NFPA. Fire dampers shall be fabricated from heavy gage
galvanized steel sheets and equipped with a fusible link to set melt at 73.9oC.
Fire dampers shall be UL / FM listed.

c. Access doors at hand dampers shall be large enough and so placed such that
damper blade position may be observed. Access door at fire damper shall be
large enough and so placed that damper blades may be repositioned and the
fusible link replaced.

d. Flexible connections shall be provided between ductwork and equipment to


which they are connected to prevent the transmission of vibration. Material to
be used shall be neoprene treated close weave airtight canvass cloth. The
necessary angles, bolts, clips and other fastenings for securing the flexible
material to the equipment and duct shall be provided.

e. Volume dampers shall be installed in the ductwork where necessary to


balance the air distribution. Damper blades shall have a minimum width of
200 mm. and shall be of 16-gage material. Dampers shall be of the opposed
acting type mounted on galvanized steel frames. All volume dampers shall
have handle type regulators.

f. Streamline deflectors shall be provided in ducts where it becomes necessary
to pass a pipe or other obstructions through the duct. Overall size of the duct
shall be increased to maintain the same face area around the obstruction.

g. Duct Hangers and Supports

g.1 Horizontal ducts shall be supported by 25 x 3-mm rust protected strap


hangers if less than 750 mm wide and 25 x 25 x 3 mm steel angle if
wider. Hanger spacing on ducts 750 mm wide and smaller shall not be
used more than 1.80 m. Hanger spacing on ducts 800 mm wide to
2150 mm wide shall not be more than 1.20 m. The bracing angle may
be used for support by extending the vertical bracing angle.

g.2 Vertical ducts shall be supported at every floor by angles or channels


riveted to the ducts and supported on the floor slab or structural steel
members. Intermediate supports for ducts along walls shall be means
of steel angles.

g.3 Duct hangers shall be secured to the overhead structure by means of


expansion anchors, powder actuated fasteners or beam clamps duly
specified or approved by the structural engineer. Load testing shall be
conducted on site for the said anchorage and shall be approved by the
project or construction manager.

g.4 Furnish and erect all auxiliary steel , not a part of the building
structure, required for the support of ductwork. Do not hang one duct
from another or from piping or conduit. Do not use wire or chain as
hangers.

g.5 Where ducts penetrate through walls and floors, collars on both faces
of the penetrations shall be provided. The collars shall be 25 x 25 x
3-mm. steel angle.

2.0 REFRIGERANT PIPING:

a. Refrigerant piping shall be type L hard drawn seamless copper, suitable for a
working pressure of 2413 kPa. Fittings shall be wrought copper or brass
designed for use with high temperature solder and suitable for a working
pressure of not less than 2413 kPa. Joints from soldered to threaded joints
shall be made with standard adapter fittings using high temperature solder.
Pipes or tubing shall be cut accurately to measurements established at the
building lines. All piping shall be laid straight and no pipe shall be laid against
other metal without insulation. After cutting, the tubing shall be reamed, all
burrs removed and the internal surfaces thoroughly cleaned. While soldering
pipes and fittings together, a continuous flow of inert nitrogen gas must be
applied to sweep the internal surface of the tubing to avoid the formation of
oxide inside.

b. Condensate drain piping shall be uPVC Sch. 40 or Series 1000 pipe and
sized to liberally dispose of the condensate to the nearest floor drain. A P-
trap with a clean out plugs shall be provided at the outlet for each drain pan.

c. Pipe supports, and hangers shall be provided and fabricated in a
workmanship manner out of steel angles, rods, and flat bars. Metal to metal
contact between pipes and hangers must be avoided by providing a 3 mm-
thick rubber in between.

d. Supports on horizontal lines shall be spaced at not more than 1.80 meters on
center. All piping must be properly anchored so that no stress is placed on
equipment connection by expansion.

e. Pipe sleeves shall be of standard steel pipes with sufficient diameter to


provide a minimum clearance of 6 mm. around the pipe and in case of
insulated pipe approximately 6 mm. around the insulation. Pipe sleeves shall
be installed whenever a pipe passes masonry or concrete. Pipes should not
be permitted to pass through bearing walls, beams, or columns.

f. Refrigerant pipe sizes should be confirmed with the equipment supplier prior
to installation at the jobsite.

g. Pressure Test and Dehydration

g.1 Upon completion of the installation, the entire refrigerant circuit shall
be pressure and leak tested. Dry nitrogen gas should be used with a
tracer of the type of refrigerant charge of the system. The high side
shall be subjected to a pressure of 350 psig and the low side to a
pressure of 150 psig. These test pressures should be maintained for
24 hours and any leaks found within the period must be immediately
corrected. Leak detector to be used shall either be halide or electronic
type.

g.2 Dehydration should be in accordance with the equipment


manufacturer recommendations. The triple evacuation should be
employed bringing down the vacuum to 0.180-inch mercury absolute
in each step or equivalent to 32oF indicated by the wet bulb vacuum
indicator.

h. Valves and Accessories

h.1 Refrigerant valves shall be installed in the suction and discharge lines
adjacent to the compressor and on the liquid line discharge side of the
condenser. The valves shall be wrought copper or brass and suitable
for a working pressure of 2413 Kpa.

h.2 Thermostatic expansion valves of the proper capacity shall be


installed in the refrigerant supply line to the evaporator. They shall be
of the diaphragm type, externally equalized and must be of such
optimum size as to maintain a full active evaporator under all load
conditions and yet reduce the possibility of flooding the refrigerant to
the compressors during part load conditions.

h.3 Dehydrators in combination with strainers shall be installed in the


refrigerant line on the inlet side of the thermostatic expansion and
solenoid valves. They shall have brass or copper bodies designed for

a working pressure of 2413 Kpa.

h.4 Sight glasses shall be a combination of liquid and moisture indicators


and shall be installed in the refrigerant lines to indicate whether or not
the systems are properly charged and whether or not refrigerant in the
system is dry.

i. Pipe Insulation

i.1 Piping insulation shall be applied on all refrigerant suction and


condensate drain lines. Insulation material shall be with 25 mm. thick,
25 kg/m3 density closed-cell polyolefin foam with a thermal
conductivity of not more than 0.032 w/mk at 20C, 50-70%RH. Joints
shall be sealed with appropriate contact adhesive. For pipes installed
outdoors a weather resistant protective finish is to be applied.

i.2 All insulation installed outdoor shall be clad with 0.635 mm. thick
formed aluminum.

3.0 MOTOR CONTROLLERS:

a. All motor starters shall be of the magnetic type complete with overload and
relays manufactured in accordance with NEMA Standards.

b. Thermal overload relays shall have adjustable calibrated scales, manual


resetting action and manual trip levers for convenience in carrying out
inspections and sequence checks.

c. Starters shall be fitted with phase-sequence relays to prevent starting when


phase rotation is incorrect. They shall also be provided with open-phase
protective device.

d. Starters for motor 3.73 kW and below shall be across the line type. Starters
for motors above 3.73 kW shall be of the reduced voltage type.

e. Loose starters shall have pressed steel enclosure with a reset button on the
cover. A separately installed start-stop push button shall be provided.

f. Circuit breakers shall operate on the thermal magnetic principle. Aside from
serving as disconnecting means they shall afford protection for motors
against phasing circuit faults. They shall be provided with enclosures suitable
for the application.

g. If equipment is out of sight or very remote from the main circuit breaker or
switch, provide a non-fused disconnect switch near the equipment for
purposes of safety during servicing.

h. Enclosures for controllers installed outdoors shall be of weatherproof


construction (NEMA 3R) and enclosures for controllers installed indoors shall
be of the general-purpose type.

4.0 WIRING:

All electric power and control wiring necessary to be provided by the Contractor shall
be accomplished in accordance with the requirements of the electrical plans and
specifications and shall conform to the Philippine Electrical Code. Wiring system
including materials shall also comply with the specifications under the electrical
division of the project.

5.0 PAINTING & FINISHING:

Pipe hangers, duct hangers, uninsulated piping and other ferrous metal work that
have not received factory painting shall be thoroughly cleaned and give two (2) coats
of rust preventive primer paint and two (2) coats of quick drying enamel paint.

6.0 VIBRATION ISOLATION:

All floor mounted mechanical equipment shall be properly isolated from the building
structure by means of a reinforced concrete housekeeping pad. All equipment
installed in concrete pads and installed in ceiling and wall shall be provided with an
adequate number of standard vibration isolation units. The isolators shall be of the
spring type with neoprene pads.

7.0 FIRESTOPPING:

All pipe and duct penetrations through walls, floor and roof structure shall be
provided with in tumescent fire sopping materials. The substance should have a
physical property of increasing its volume under the influence of the heat of a fire.

8.0 TESTING & BALANCING:

a. Upon completion of installation and when the system is ready for operation, a
competent and experienced engineer to be furnished by the Contractor shall
conduct capacity and general tests. These tests shall demonstrate the
specified capacities of the equipment.

b. All instruments to be used shall be of the Industrial Grade, recently calibrated


and of the proper type to suit the type of system being tested and balanced.

c. All condensate drain lines shall be subjected to flood and flow testing. A
minimum of 1-1/2% slope must be attained at all times.

d. The ductwork shall be subjected to leak testing at the static pressure


indicated in the plans. All leaks shall be repaired and leak test repeated.

e. The leakage of air ducts shall not exceed 5% of design volume.

f. Test each control of the temperature control systems including switching


systems for operational integrity. Adjust, calibrate or modify system interlocks
and or components, if necessary to achieve the desired results.

g. During this test the Contractor shall demonstrate to the satisfaction of the

Owner that all parts are installed correctly and operating properly. The
Contractor shall be responsible for the satisfactory operation of all
temperature, safety and electrical controls.

9.0 OPERATING INSTRUCTIONS:

After all systems have been completely installed connections made and test
completed; arrangements shall be made to operate all systems for a period of three
days. Ten days in advance, written notification of this period shall be give to the
Owner. During this period, the Contractor may make necessary minor, but not
interruptive adjustments. At this time, he shall instruct the Owner’s operating
personnel in the operation and maintenance of the various items of equipment for
five days.
