Title: HVAC Maintenance Policy:
Scope: Review Date: 28/4/2020

1.0 PURPOSE
The purpose of this SOP is to provide stepwise instructions for Preventive Maintenance
of Heating ventilation air-conditioning (HVAC) units.

2.0 SCOPE
This procedure is applicable for Preventive Maintenance of Heating ventilation air-
conditioning (HVAC) units

3.0 RESPONSIBILITY
Technicians are responsible to follow the laid down procedure in a sequential manner.
Supervisior are responsible to monitor closely and ensure that.
laid down procedure are followed. Finally, user department should verify completion of
Preventive Maintenance activity.

4.0 ACCOUNTABILITY
Head of facility manager

5.0 PROCEDURE
5.1 Precaution
5.1.1 Disconnect the machine from electric supply mains.
5.1.2 Tag “Under preventive maintenance” board on it.
5.1.3Test for refrigerant leaks using a leak detector
5.1.4 Capture any refrigerant that must be evacuated from the system, instead of
illegally releasing it to the atmosphere
5.1.5 Check for and seal duct leakage in central systems
5.1.6 Measure airflow through the evaporator coil
5.1.7 Verify the correct electric control sequence and make sure that the heating
system and cooling system cannot operate simultaneously
5.1.8 Inspect electric terminals, clean and tighten connections, and apply a non-
conductive coating if necessary
5.1.9 Oil motors and check belts for tightness and wear
5.1.10 Check the accuracy of the thermostat.

5.3 ELECTRICAL
5.3.1 Open the panel of the machine & clean it properly.
5.3.2 Tighten all the electrical connections, if found loose.
5.3.3 Clean the contacts of the contactor.
5.3.4 Check that the relay setting of the machine motor is at the rated maximum current
of the motor.
5.3.5 Check the DOL reversible starter for proper reverse & forward direction of the
motor, if not, rectify/replace it.
5.3.6 Dress all the cables / conduits in the panel & replace if required.
5.3.7 Switch ‘ON’ the main supply and check all sensors for its working
