1.) That the term of this sublease shall be renewable as agreed upon on a
monthly basis;
2.) That the monthly rental of the sublease premises shall be P15,000
per month;
3.) That all ordinary repairs within the premises that arise in the daily
use of the facilities therein shall be for the sole account and expense of the
sublessee, without right to reimbursement;
4.) That the sublessee shall use the subleased premises exclusively for
business purposes only;
5.) That all charges for water and electricity used within the premises
shall be at the sole account if the sublessee;
6.) That the sublessee shall be responsible for the observance of sanitary
and electrical regulations required or imposed by the municipality or
government authorities regarding the use of the subleased premises;
7.) That the sublessee shall notify the lessor at least 30 days in advance
should the sublessee decide to abandon the subleased premises; and
8.) That violation of any of the above terms and conditions will produce
ipso facto the recission of this sublease agreement.
