DEED OF SALE OF UNREGISTERED LAND

KNOW ALL MEN BY THESE PRESENTS:

I, ADRIAN E. LOPEZ, Filipino, single, and resident of 143,

Guanzon St., Kabankalan City, for and inconsideration of the amount of
FIVE HUNDRED FIFTY THOUSAND PESOS (Php 550,000.00) , paid
to me today by HARRY D. FORD, Filipino, single and resident of La Villa
Concha Subdivision, Kabankalan City do hereby SELL, TRANSFER and
CONVEY absolutely and unconditionally unto said HARRY D. FORD that
certain parcel(s) of land, together with the buildings and improvements
thereon situated in the City of Kabankalan, and more particularly described
as follows:

It is hereby declared that the boundaries of the foregoing

land are visible by means of its distance which is 55 meters away from
the Barangay Hall of Orong, City of Kabankalan, ; that the permanent
improvements existing thereon consist of a two storey house and a pig pen
that the land is assessed for the current year at P155, 675.95 as per Tax
Declaration No.12453, and the buildings and/or improvements , at
P555,989.55 as per Tax Declaration No. 87746 of the City Assessor of
Kabankalan.

The above described real estate, not having been registered under Act
No. 496 nor under the Spanish Mortgage Law, the parties hereto have agreed
to register this instrument under the provisions of Sec. 194 of the Revised
Administrative Code, as amended.
IN WITNESS WHEREOF, I have signed this deed this 15th day of
January, 2019 at Kabankalan City.
