Qu. 5a Provision for the disabled

• Ramp gradient (max)

A kerb with a minimum height of 75mm

A raised barrier with its lower edge not more than 75mm from the ramp or landing
surface

A rail with the bottom edge not more than 75mm from the ramp or landing surface

Qu. 5c Manoeuvring spaces at doors

• The doorway of a one-way swing door the manoeuvring spaces on both sides for
wheelchairs

On the pull side, a minimum space of 460mm (unit entrance) / 610mm (common
area) adjacent to the leading edge of the door (450/600 absolute minimum) with a
minimum clear floor space of 1500mm wide by 1500mm deep

On the push side, a minimum space of 310mm adjacent to the leading edge of the
door (300mm absolute minimum) with a minimum clear floor space of 1200mm wide
by 1200mm deep

The leading edge of the door leaf shall not be set more than 150mm away from the
wall surface

The difference in levels between the floor of the entrance to the unit and the abutting
common area shall not be more than 40mm: 50mm absolute minimum & floor
slope/laid to fall considered

Minimum clear opening width of 850mm

Doorway to be levelled without drop (eg: to clubhouse door)

Qu. 5d Bathroom for future retrofitting in a residential unit

• The doorway of the bathroom and the clear space in front of the doorway shall
comply with the dimensions

• Minimum internal lift car = 1200mm wide x 1400mm deep

• Lift car door clear opening = 900mm (min)

• Call button to be placed between = 900mm (min) and 1200mm (max), with side
wall/obstruction at 350mm (min) away

Qu. 6 Planting strip

• Width + depth of planting strip/green buffer clear of obstruction

Qu. 7 Safety

• Railing/barrier of 1m (min) height to provided for vertical drop of 1000mm or more

(900min at stairs)

• Lowest part of barrier to be 75mm (min) high solid

• Not toehold within 600mm from FFL

Qu. 8 Household Shelter (HS) / Staircase Storey Shelter (SSS)

• Distance between VS: 1010mm (min) (1.0m absolute minimum)

• Height of VS: 1900 to 3600mm from FFL

• Distance of VS to soffit/wall: 300/350mm min (HS/SSS respectively)

• Distance of VS to doorframe: 260/290mm min (HS/SSS respectively)

• Minimum external clear space of 50mm around VS plate

• Minimum clear space of 500mm in front of VS plate
