 I justify the present marketability of the Property is “Normal”.

Because, the surrounding area is well developed as Residential, Commercial and very near
by all type of Civic amenities. So, number of willing buyers are available.

1. The site is located on West & East side of the Paramathi road & layout road, and it is 350 m & 2.00 km
away from Valaraigate Bus-stop & Tiruchengode New Bus-stand.

47A sec. of Indian stamp Act, is for the purpose of collection of revenue. The Guideline
value can’t be basis of determination of market value of the land. (As held by madras High
Court in case of C.LOGANATHAN (Vs) CHENNIAPPA CHETTIYAR 1995 (2) CTC492.
