Among the subscribers, namely: LEASE YOUR HOME, the common system of the
company with the reference number 912.532.478-8 domiciled, EL ÁNGELES owner of the
facilities located in Los Angeles that for the purposes of this contract will be called owner,
on the one hand, and the other CAFÈ RED SEAL, identified with n. ° 800,967,230-9 that
for the purposes of this contract will be called lessee, the following lease has been
concluded, which will be governed by the provisions of the Commercial Agreement. Code
and especially for the following clauses:
FIRST: The owner agrees to grant the use and enjoyment of the property located in Los

FIFTH Tenant's obligations. 1. Cancel the lease rate or price for the value and
punctuality established in this contract. 2. Return the property to the LESSEE at the end
of this contract, or its extensions, in the same condition in which it was received
SEVENTH. Grant the use and enjoyment of the property and the elements that make up

EIGHTH Contract creation. Failure to comply with the obligations required by law or the
contract, will lead to the contractor's compliance to complete the contract and demand

NINTH. Dispute resolution. The parties agree to resolve their differences through a
conciliation procedure at the Conciliation Center of the Medellin Chamber of Commerce.
In case the conciliation is not successful, they are obliged to present their differences to
the decision of an arbitration court that will rule in the law, renouncing to present their
claims before the ordinary judges, this court will adjust to the conciliation rules. Center
