Element Specification
1. Substructure
1A. Piling  250mm x 250mm Precast reinforced concrete piles.
1B. Work Below Lowest  Vibrated reinforced concrete Grade 40 in pile caps,
Floor Finish column stumps, ground beams and 150mm thick
ground slabs.
 Vibrated reinforced concrete Grade 40 in lift pit
foundation, 200mm Thick lift pit slab and 230mm lift
pit wall.
 Apply polythene sheet damp proof membrane on the
blinding, internal and external surfaces of lift pit
walls.
 Apply anti termite treatment to substructure
2. Superstructure
2A. Frame  Vibrated reinforced concrete Grade 35 in columns,
floor beams, ramp beams, roof beams and 230mm
thick lift walls.
2B. Upper Floors  Vibrated reinforced concrete Grade 35 in suspended
floor slabs.
2C. Roof  Vibrated reinforced concrete Grade 35 in flat roof
complete with waterproofing system.
 22 Degree pitch roof with heritage profile Premium
colour “DECRA Roofing System” roof tiles on
lightweight zincalume proprietary roof trusses system
completed with all necessary capping, flashing, clip
brackets, screws, fasteners, steel batten, galvanised
chicken wire mesh and aluminium foil insulation .
 G.I. gutter, UPVC rainwater downpipe and
accessories.
2D. Stairs and ramps  Vibrated reinforced concrete Grade 35 in staircase
finished with cement and sand paving and non-slip
homogeneous nosing tiles, landing beams, 150mm
thick landing slabs, ramp beams, ramp walls and
175mm thick sloping ramp slab.
 1200mm High mild steel handrail and balustrades.
2E. External walls  230mm Thick clay brick walls with cement and sand
mortar (1:3), bonding tie and 38mm thick approved
damp proof course.
2F. Windows and  Aluminium framed composite windows, top hung
External Doors casement windows, side hung casement windows and
louvers window completed with clear glass,
necessary accessories and standard range
ironmongeries.
2G. Internal walls and  115mm and 230mm Thick clay brick walls with
Partitions cement and sand mortar (1:3).
2H. Internal Doors  Plywood flush doors, plywood flush doors with glass
panel and decorative solid core timber doors
 completed with metal frame, necessary accessories
and standard range ironmongeries.
 Aluminium framed sliding glass doors completed
with tempered glass, necessary accessories and
standard range ironmongeries.
 One hour fire-rated doors completed with door frame,
necessary accessories and standard range
ironmongeries to TNB room, electric generate
chamber and main distributor frame room.
