THE real estate multiple listing service system

Background

The Real Estate Multiple Listing Service system (REMLSS) supplies information that local real estate agents
use to help them sell houses to their customers. During the month, agents list houses for sale (listings) by
contracting with homeowners. The agents work for a real estate office, which sends information on the
listings to the multiple listing services. Therefore any agent in the community can get information on the
listing.

Information on a listing includes the address, year built, square feet, number of bedrooms, number of
bathrooms, owner name, owner phone number, asking price, and status code - attributes.

At any time during the month, an agent might directly requests information on listings that match customer
requirements, so the agent contacts the multiple listings service with the request. Information on the house,
on the agent who listed the house, and on the real estate office the agent works for is provided.

For example, an agent might want to call the listing agent to ask additional questions or call the Homeowner
directly to make an appointment to show the house.

Twice each month (on the 15th and 30th), the multiple listings service produces a listing book that contains
information on all listings. These books are sent to all of the real estate agents.

Many real estate agents want the books (which are easier to flip through), so they are provided even though
the information is often out of date.

Sometimes agents and owners decide to change information about the listing such as reducing the price,
correcting previous information on the house, or indicating that the house is sold.
The real estate office sends in these change requests to the multiple listing service when the agent asks the
office to do so.

Possible Events
 Agent contact and requests listing information in REMLSS.
 Agent calls the listing agent for additional questions.
 Agent calls the Homeowner additional questions
 REMLSS produces a listing book.
 REMLSS send books/listing to all of the real estate agents.
 Agents updates/changes listing information.
 Owners updates/changes listing information.
 The real estate office sends requests to change listing in REMLSS.

- Based on the background of the company assume that you will develop an automated system.
Cite 3 similar systems to your system design.
3. Statement of Purpose and objectives
-Explain in a numbered format the different purpose and objectives of the system that you are to
develop.
4. Assumptions
i. Based on the statement of purpose and objectives, explain the benefits once the system
will be realized and implemented.
5. System Design
 Use Case Diagram of the Proposed System with automation boundary

6. Shall be place in a plastic folder.
Requirements:

 Use front cover with the same title.


 Use short bondpaper- encoded in 1.5 line spacing using: Font Times New Roman, Font Size 12 .
 Shall be placed in a yellow plastic folder.
 Shall be submitted on or before October 10, 2013.
