CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease, made and entered into Manila this 8th day of February 2013 by
and between:

ROSA CAROLINA A. DE LEON, of legal age, and a resident of #2 Urbano Plata St.,
Caloocan City, hereafter referred to as the LESSOR;

-AND-

JOMELVIC C. FERRER, of legal age, Filipino, with address at 75-B Cabalquinto

Comp. Bo. Tabaga Balingasa, Quezon City, hereafter referred to as the LESSEE;

-WITNESSETH-

Whereas the LESSOR is the registered owner of house and lot situated at #4 Urbano
Plata St., Caloocan City, which the LESSOR leases unto the LESSEE the above describe
property on a month basis under the following terms and conditions:

1. That in consideration of the lease, the LESSEE shall pay to the LESSOR the sum of
TWELVE THOUSAND PESOS ONLY (P12,000.00), Philippine currency, a month
payable on the 10th day of the month to which rental corresponds without the necessity
of any demand on the part of the LESSOR.

2. That this contract of lease is valid for a period of 1 (one) year and renewable only upon
the agreement of both parties, effective February 10, 2013 and expiring on February 10,
2014.

3. That the LESSEE shall be required to make a ONE MONTH deposit, and ONE
MONTH advance equivalent to Forty Eight Thousand Pesos (P 48,000.00).;

4. That the LESSEE shall pay from time to time during the term of this lease all charge for
water, electric, telephone, and other such services in the leased premises;

5. That the LESSEE shall notify the LESSOR at 30 days in advance should the LESSEE
decide to abandon the leased premises.

6. That the Lessee is not allowed to sub lease any part of the premises and that any part
destroyed shall be put in place as they to leave the premises

7. That the LESSEE agrees that for any violation or breach for his part of any terms or
conditions set forth in this contract of lease on or before the expiration of the lease and
to eject the LESSEE from the leased premises.

IN WITNESS WHEREOF, the parties have hereunto set their hands this 8th day of
February 2013 at Manila, Philippines.
