DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Donation made and entered into this _______________ in the City
of Manila by and between:

ELVIRA M. ROMERO, of legal age, Filipino, single and resident

of No. 14 Cessna Road, don Carlos Village, Pasay City, hereinafter
referred to as DONOR;

-and

HONEYVEEH MARTINEZ ROMERO, of legal age, Filipino,

married to ___________________ and resident of
________________________________________________, hereinafter
referred to as DONEE,

W I T N E S S E T H:

That the DONOR is the absolute owner of a parcel of land located at Metrogate
Dasmarinas 2, Sampalok I, Dasmarinas, Cavite containing an area of 180 square meters
which is covered by Transfer Certificate of Title No. 927837 of the Registry of Deeds for
the Province of Cavitel and more particularly described as follows:

TRANSFER CERTIFICATE OF TITLE NO. 927837

That for and in consideration of the love and affection of the DONOR to the
DONEE who is her daughter, and as an act of liberality and generosity, the DONOR
hereby voluntarily and freely gives, transfers and conveys, by way of donation, unto said
DONEE, her executors, administrators and assigns the above-described parcel of land,
free and clear of all liens and encumbrances, saving and excepting only such as may be
subsisting by operation of law and the reservation herein set forth;

That the DONOR hereby states, for the purpose of giving full effect and validity
to this donation, that she has reserved unto herself sufficient property which is necessary
and adequate for her support in consonance with his standing in society;

That the DONOR states, for the same purpose as expressed in the next preceding
paragraph, that this donation is not made with the object of defrauding her creditors
having reserved for herelf property sufficient to support her in a manner appropriate to
her needs;

That the DONEE does hereby state that she accepts the foregoing donation, and at
the same time expresses her profound gratitude for this demonstration of affection and act
of liberality on the part of the DONOR, who by these presents also takes notice of this
acceptance.
