DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF DONATION, made and executed into by and among:

MARIA JASMIN GOMEZ BALMES, Single of legal age Filipino and

residents of Bk 27 Lot 7 Kalayaan Village, Brgy 201 Pasay City, hereinafter
referred to as the DONEE;

- and –

Sps. MARIO DE LEON GOMEZ, and ROSA MARIA ROMERO GOMEZ,

both of legal age, Filipinos and residents of Bk 27 Lot 7 Kalayaan Village, Brgy
201 Pasay City, hereinafter referred to as the DONORS;

WITNESSETH:

That the DONOR is the registered owner of a parcel of land located in

Pasay City, more particularly described as follows:

TRANSFER CERTIFICATE OF TITLE

NO. – 140512 –

IT IS HEREBY CERTIFIED that certain land situated in the City of Pasay,

Metro Manila, Philippines, bounded ad described as follows:

A PARCEL OF LAND (Lot 7, Blk.27 of the Subs. Plan Psd-13-004069,

being a portion of Lot 3270-B-3-B, Bsd-04-000980. LRC Rec. No.), situated in
the City of Pasat, MM, Bounded on the NW., along line 1-2 by Lot 6; on the NE.,
along line 2-3 by Lot 9, both of Blk.27; on the SE., along line 3-4 by Alley 26; on
the SW., along line 4-5 by Lot 4; and on the NW., along line 5-1 by Lot 5, both
Blk.27, all of the subd. plan. Beginning at a point marked “1” on plan, being S.
being 31 deg. 53’E., 3280.49 m. from MBM #5, Cad.259 Pasay Cad.; thence N.
61 deg. 11’E., 5.00 m. to pt. 2; thence S. 28 deg. 48’E., 8.01 m. to pt. 3; thence.
61 deg. 11’W., 10.00m. to point 4 thence (over). Thence N. 28 deg. 48’W., 8.01
m. to point 5; N. 61 deg. 11’E., 5.00m. to the pt. of the beginning, containing an
area of on the plan and are marked on the ground by PS. Cyl. conc. Mons.,
15x40 cm., bearing true; date of the original survey, April 5, 1928, and that of the
subd. survey, June 5, July 13, 1987. Approved on October 6,1987.

For and in consideration of the love affection which the DONORS has for
the DONEE, the said DONORS by these presents hereby transfer and conveys,
by way of DONATION, unto the said DONEE, his/her heirs, successors and signs
all their (DONORS) interests, titles and participations over the above-described
parcels of land.

The DONORS hereby state for the purpose, that this donation is not made
with the object of defrauding his/her creditors, having reserved for
himself/herself sufficient property to answer for his/her debts, if any, prior to
this date.
 The DONEE hereby RECEIVES AND ACCEPTS this donation made
in her favor by the DONOR’s, and hereby express her appreciation and
gratitude for the kindness and generosity of the DONORS.
